The Role
We are seeking a Property Manager to oversee a varied portfolio of residential developments across London and the South Coast. This position requires a proactive, hands-on approach and a strong focus on delivering excellent service to clients and residents.
Key Responsibilities
Conduct routine inspections to monitor building condition, identify maintenance needs, and ensure compliance with health and safety standards.
Organise and supervise maintenance works and statutory checks, coordinating with contractors to achieve timely completion.
Administer Section 20 consultations and manage associated project works.
Ensure adherence to fire safety and all relevant regulatory requirements.
Serve as the primary contact for leaseholders and clients, responding to queries promptly and professionally.
Provide clear and consistent communication on matters affecting properties.
Attend residents' meetings and AGMs, occasionally outside standard working hours.
Collaborate with the accounts team to prepare and manage annual service charge budgets.
Handle insurance claims and related documentation.
Skills & Experience
Demonstrable experience in residential block management.
Strong knowledge of Landlord & Tenant legislation and industry standards.
Excellent communication skills, both written and verbal.
Highly organised, with the ability to manage competing priorities.
Confident interpersonal skills and a professional telephone manner.
Keen attention to detail and ability to thrive in a busy environment.
Competent IT skills, including Microsoft Office proficiency.
Flexible, approachable, and professional attitude.
