9am - 6pm, Monday - Friday (1 day per week wfh after 6 weeks)


Purpose of the position:

Our team is looking for an enthusiastic, proactive, highly organised, and committed individual to join our successful and fast-evolving Property Management department. In this strategic Asset Manager role, you will work closely with Nicole and the team to ensure that our landlords receive exceptional long-term care, compliance assurance, and value driven asset planning. This department plays a vital role in the business. When we manage properties smartly and transparently, we build trust that naturally feeds into landlord loyalty, repeat instructions, and strong referrals for our Lettings and Sales teams. You will be instrumental in shaping that experience through your foresight, ownership, and natural ability to nurture client relationships.

Responsibilities & duties:





Portfolio Oversight & On-Site Presence


Personally oversee our prime portfolio, serving as the first point of contact for both landlords and high-value tenants to ensure a responsive, seamless experience. Conduct regular property visits to proactively assess condition, compliance, and tenant satisfaction. Produce annual Property Health Reports with condition summaries, lifecycle forecasts (e.g., boiler age, flooring wear), and strategic recommendations for long-term value preservation.

Compliance Oversight


Ensure 100% of statutory safety and any other relevant certifications (e.g. Gas, EICR, EPC, Fire Safety, HMOs) are always in date. Proactive renewal scheduling and monitoring to prevent lapses. Liaise with contractors and internal teams to coordinate timely inspections and document updates.

Strategic Asset Management


Develop and maintain 3-5 year Asset Management Plans for each property. Recommend improvements such as redecoration, appliance upgrades, or energy efficiency initiatives. Analyse market trends and property performance data to identify ROI-positive upgrades (targeting up to 15% rental uplift). Monitor condition surveys and capital improvement timelines.

Budgeting & Cost Control


Collaborate with landlords to set annual maintenance budgets. Define thresholds for pre-approved minor works to streamline small repairs. Review and justify larger capital expenditures; obtain landlord approval for major projects. Track expenditure against budget and report on variances with commentary.

Landlord Communications & Relationship Management


Act as the primary point of contact for landlords on high-level portfolio matters. Provide regular investment updates, performance reports, and expenditure summaries. Deliver transparency through documentation (e.g. before/after images, annual property health reports). Build and maintain landlord trust through strategic advice and timely responses.

Skills & Experience Required:




Minimum 3 years' experience in Property and / or Asset Management or a similar senior-level Real Estate role. ARLA, RICS, or comparable qualification essential Strong understanding of UK residential property compliance legislation. Proven ability to manage capital improvement plans and long-term budgeting. Exceptional communication skills, both written and verbal with a client-centric mindset. Proficiency in property management software and compliance tracking systems. Data-driven decision-maker with the ability to assess property performance trends.
