As Assistant Manager, you will support and drive the day-to-day operations of our sales and lettings divisions. You'll help embed efficient structure, support the team, and push for sustained growth, always aligned with our values of integrity and client focus.
Your purpose will be to:
Serve as a bridge between leadership and the sales/lettings teams
Ensure consistent, high-quality service delivery in both sales and lettings
Implement and refine systems and structures to make operations smoother
Help drive turnover, profitability, and business growth

Key Responsibilities
Leadership & Team Management
Mentor, coach, and motivate the sales & lettings team, ensuring high morale, accountability, and professional development
Set clear performance targets, review progress, and address underperformance
Support recruitment, onboarding, and training of new team members
Sales & Lettings Oversight
Oversee listings, valuations, client liaison, viewings, negotiations, and completions
Ensure all lettings processes (tenant sourcing, referencing, compliance, renewals) are handled properly
Monitor key metrics (lets, sales agreed, pipeline, conversions) and act when performance lags
Processes, Systems & Structure
Assess existing workflows and identify inefficiencies
Design, implement, and document standard operating procedures, checklists, handovers
Roll out new tools, software, or workflows to improve productivity, reporting, and customer experience
Growth, Profitability & Business Development
Analyse local market trends, spot opportunities, and propose growth strategies
Support marketing initiatives: property marketing plans, digital campaigns, social media, branding
Drive cross-sell between sales and lettings, and new referral channels
Monitor expenses, ensure cost control, and help maximise net profit
Client & Brand Focus
Uphold Nikki Homes' reputation, ensure all interactions (clients, vendors, tenants) reflect our honesty-first ethos
Ensure transparency in fees, no surprises, and full clarity for clients
Handle escalated client issues, complaints, or tricky negotiations
Weekend & Flexibility
Manage operations or cover client-facing activities on at least one weekend day
Be flexible to respond to out-of-hours calls or urgent client needs
Person Specification & Skills
Essential Experience & Skills
Proven track record in estate agency
sales AND lettings
Experience managing a team, from hands-on mentoring to performance management
Strong organisational skills, you naturally manage multiple moving parts
Experience in designing or improving processes, structures, and systems
Track record in increasing turnover and driving profitability
Excellent negotiation, communication, and stakeholder skills
