BMS & Controls Manager - 80,000 - 85,000 + Package



Job Role



Responsible for managing and administering the installed Building Operating Systems (BOS) and ensuring technical matters relating to Control Systems Plant and Equipment Maintenance on site follow Health, Safety, Environmental and Legislative requirements.

Roles & Responsibilities



? Assist the engineering management team with the mobilisation of the BMS function and associated controls.

? Attend regular BMS witnessing/commissioning sessions and observe where the control function is working outside of its description of operation.

? Conduct MEP controls review and assessment, raising any identified snagging or defects to the general contractor.

? Develop and manage the BMS maintenance program in alignment with vendor product literature and industry best-practice guides such as SFG20.

? Ensure BMS compliance with BOS standards by collaborating and engaging with the wider BOS and IoT (Internet of Things) teams.

? Manage and maintain the BMS user database to ensure accuracy, security, and appropriate access control.

? Conduct BMS familiarity sessions with operatives that require access.

? Monitor the BMS to track system performance and identify alarm conditions for timely resolution

.? Manage the BMS critical spares.

? Provide a Technical point of contact for Client and Site Technical Staff while ensuring all planned / reactive works on various systems are completed to the correct client and legislative standard.

? Monitor and assure the environmental controls within the building / specialist areas conform to the required specifications and tolerances.

? Ensure change control is applied to documentation, software and hardware.

? Develop methods of communicating changes to client and internal teams.

? Review alarm management protocols.

? Liaise with site and client management during any emergency operations or procedures.

? Responsible for equipment and services inspections, testing, planned maintenance, modifications and fault finding.

? Manage personnel effectively while serving as a direct report within the BMS & Controls team.

? Manage contractors and review service reports.

? Coordinate HVAC shutdowns by utilising business impact assessments.

? Investigations, diagnosis and rectification of faults on mechanical / electrical distribution systems, plant and equipment when appointed to do so.

? Start up, operation and shut down of service plant, equipment and systems when authorised.

? Report to and seek advice from the Engineering Leaders on all matters appertaining to Operational matters, Regulatory and Statutory compliance.

? Carry-out Technical and Quality Audits to ensure assets and operations are technically and statutory compliant.

? Identify and agree system enhancements to improve resilience and performance.

? Acting as the site custodian and primary point of contact for the Fault Detection and Diagnostic (FDD) system, ensuring its effective operation.

? Attend regular FDD analytical discussions and take ownership of investigative works generated by the FDD tool, ensuring issues are addressed and resolved effectively.

? Ensure all identified and confirmed BMS defects are escalated to the appropriate register during the defects liability period for tracking and resolution.

Pay: 80,000.00-85,000.00 per year
