Overview


Populate is seeking a dynamic, organised, and personable Building and Community Manager to lead both the operational and community-facing functions at the Innovation Gateway, a state-of-the-art facility within the London Cancer Hub. This role presents an exciting opportunity to influence and shape a unique destination for life sciences, research, innovation, and community activity.

This hybrid role involves managing building operations, tenant services, and community engagement. The successful candidate will serve as the on-site lead for all building services while also championing community presence, programming, and stakeholder engagement, ensuring the space functions efficiently and reflects the values and vision of Socius.

Duties



Operational Management

Lead the day-to-day facilities management of the Innovation Gateway, ensuring safe, compliant, and high-quality operations. Actively engage in daily site operations, representing Populate and providing support to tenants and visitors. Oversee M&E, HVAC, cleaning, security, and building systems to ensure functionality and safety. Implement and maintain robust Health & Safety standards and statutory compliance. Act as Incident Controller during emergencies and lead on emergency preparedness. Oversee the onboarding process for new tenants, supporting Populate in lease completion and ensuring a seamless move-in experience. Manage relationships with service providers, ensuring contracts are fulfilled to high standards. Oversee building compliance including FRA, GRA, and certification renewals. Ensure accurate asset data collection, service logs, and integration with property systems. Maintain building continuity through proactive risk assessment and resolution. Manage access control, ID badge issuance, car parking systems, and general building signage. Coordinate hireable spaces, managing the space hire calendar and associated logistics Serve as the public face of LCH, acting as a welcoming presence for all users. Build and maintain relationships with local stakeholders: residents, businesses, schools, and institutions. Develop initiatives to grow local engagement and positive sentiment around the project. Plan and deliver community events, cultural activities, and creative programmes that support early activation. Collaborate with local artists, businesses, and community groups to co-create meaningful programming. Manage event logistics, budgets, supplier coordination, and post-event evaluation. Provide regular updates on operational performance, community feedback, and opportunities for improvement. Coordinate reporting on building budgets, financial forecasting, and engagement outcomes. Serve as liaison between the project team and the community, ensuring open and transparent communication.

Experience



Organised, proactive, and able to manage diverse operational and engagement responsibilities. Approachable, confident, and passionate about creating vibrant, inclusive spaces. Skilled in Health & Safety, contractor oversight, and operational management. Experienced in community engagement, event delivery, or stakeholder communications. Adept at managing complex relationships and balancing competing priorities. Local to Sutton, Belmont, or nearby areas (preferred), or with a strong connection to the community. Able to work independently and collaboratively within a small team.
