Job overview



The Building Manager will be responsible for the overall management, maintenance, and operation of Warren House and Atwood House. This role requires a hands-on leader with a strong understanding of building systems, excellent customer service skills, and the ability to manage a diverse range of responsibilities. The ideal candidate will have experience in building operations and a passion for providing an exceptional living and working environment for residents.

Key Responsibilities:



Oversee the daily operations of the residential building, ensuring that all systems (HVAC, plumbing, electrical, etc.) are functioning optimally. Conduct/delegate regular building inspections and address maintenance issues promptly to maintain a high standard of cleanliness, safety, and comfort. Understanding of High Rise tall buildings Health & Safety Regulations Coordinate preventive maintenance schedules for key building systems to minimize downtime and service interruptions. Supervise building staff, including custodial, maintenance, and security personnel, to ensure tasks are completed efficiently and on time.

Tenant Relations & Customer Service:



Serve as the primary point of contact for all tenants, addressing inquiries, complaints, and service requests in a professional and timely manner. Communicate regularly with tenants regarding upcoming maintenance, building events, or any disruptions to building services. Foster a positive living environment by promoting community-building initiatives and resolving conflicts between residents when necessary. Manage tenant move-ins and move-outs, ensuring the process is smooth and compliant with building policies.

Safety & Security:



Oversee building security systems, including surveillance cameras, access control, and alarm systems. Ensure building security protocols are followed, and respond promptly to any security or emergency incidents. Conduct regular safety checks and ensure compliance with fire safety regulations, including maintenance of fire alarms and extinguishers. Maintain emergency procedures, including evacuation plans, and ensure tenants are informed and prepared for potential emergencies.

Budgeting & Financial Oversight:



Work with the property owner or management team to develop and maintain the building's operating budget. Track expenses for maintenance, repairs, utilities, and building upgrades, ensuring that costs are within budgetary limits. Assist with billing and rent collection procedures, ensuring that tenants' accounts are up-to-date and addressing any billing issues promptly.

Vendor & Contractor Management:



Manage relationships with external vendors and service providers for cleaning, landscaping, maintenance, and repairs. Coordinate contractor schedules for larger projects, ensuring minimal disruption to residents. Review and negotiate contracts with service providers to ensure cost-effective and high-quality services.

General Administration:



Maintain accurate records for building operations, maintenance schedules, tenant communications, and any incidents or complaints. Prepare and deliver regular reports on building performance, maintenance issues, and tenant satisfaction to property management or ownership. Ensure compliance with all local building codes, regulations, and landlord-tenant laws.

Pay: 50,000.00-55,000.00 per year
