Summary
We are seeking an experienced, seasoned Building Manager (Small works) to join our team in the UK. This role is crucial in overseeing our projects, ensuring they meet contractual standards and are completed safely and efficiently.
This role will suit someone who has worked their way up on the 'tools' with both fit-out and construction experience and who enjoys working in a varied environment.

Building Manager - Small Works (Fit-Out & Construction)
Reports to: Director
Location: Romford base
Salary: 60k +Health care and Transport allowances

Purpose of the Role
The Small Works Building Manager will be responsible for the
commercial management of multiple small works projects
to our Blue-Chip clients, ensuring they are delivered on time, within budget, and to a high standard. The role involves
building inspections
,
cost planning, quotations,
as well as
regular travel to sites
for assessments and client meetings.
Key Responsibilities
Cost Management & Reporting
Prepare and manage project budgets, cost plans, and cash flow forecasts.
Monitor project expenditure against budget, identifying cost variances early.
Produce accurate and timely commercial reports for management.
Tendering & Estimation
Prepare detailed cost estimates for small works, refurbishments, and fit-out projects.
Analyse drawings, specifications, schedules, and site information to build accurate cost models.
Liaise with subcontractors and suppliers to obtain competitive quotations.
Identify scope gaps, risks, and opportunities for value engineering
Procurement & Contract Administration
Obtain competitive quotations and negotiate with subcontractors and suppliers.
Prepare and issue subcontractor orders and formal contract documentation.
Ensure compliance with contract terms (JCT or equivalent) and company procedures.
Valuations & Payments
Prepare interim valuations, variations, and payment applications.
Assess subcontractor payment claims and issue payment notices.
Ensure robust cost control throughout the project lifecycle.
Final Accounts & Closeout
Prepare and agree final accounts with clients and subcontractors.
Produce cost-to-complete forecasts and margin reviews.
Support post-project reviews to benchmark costs and improve future performance.
Client, Design & Site Interaction
Attend
site visits, client meetings, and progress reviews
to assess works and discuss commercial matters.
Liaise with project managers, designers, and engineers to clarify scope and resolve issues.
Ensure variations are identified, priced, and agreed promptly.
Skills & Experience Required
Essential:
Proven experience in
fit-out, refurbishment, or small works projects
(typically 5k-1m).
Strong understanding of both
interior fit-out trades
and
general construction disciplines
.
Ability and willingness to
travel to different sites regularly
.
Good working knowledge of JCT contracts and commercial procedures.
Strong numerical and analytical skills with attention to detail.
Excellent communication and negotiation skills.
Proficient in MS Excel and commercial software
Desirable:
Experience in
commercial office, retail, or hospitality fit-out sectors
.
HNC/HND or degree in Quantity Surveying, Commercial Management, or a related discipline.
Experience working in a small team with multiple concurrent projects.
