Job Overview:
We are seeking an experienced and detail-oriented Building Surveyor to join our team. The ideal candidate will have a strong background in building surveying, with a particular focus on the preparation of comprehensive reports for various surveying tasks, including building inspections, assessments, and project management. The Building Surveyor will work on a range of property-related projects, offering expert advice, carrying out detailed inspections, and producing clear, accurate, and professional reports for clients.
Key Responsibilities:
Building Inspections & Surveys:
- Conduct thorough building inspections to assess condition, compliance, and risk factors.
- Carry out structural assessments, including identifying defects, maintenance needs, and building performance issues.
- Provide advice on issues related to building regulations, health and safety, and the preservation of building fabric.
Report Writing:
- Draft clear, concise, and professionally structured survey reports, including findings, recommendations, and cost estimates.
- Prepare condition reports, dilapidation reports, building pathology reports, and defect analysis.
- Produce technical reports for stakeholders, including clients, contractors, and architects, ensuring they are tailored to the needs of each audience.
Project Management:
- Oversee and manage small to medium-scale building projects, ensuring compliance with specifications, budgets, and timelines.
- Liaise with clients, contractors, and other professionals to ensure project delivery aligns with expectations.
Compliance and Regulatory Advice:
- Advise clients on legal and regulatory issues affecting buildings, including compliance with the Building Regulations, planning laws, and environmental standards.
- Assist with planning applications and building permits.
Client Interaction:
- Communicate effectively with clients, providing expert advice on property-related issues.
- Understand client requirements and translate them into actionable survey plans and reports.
- Ensure all reports are delivered on time, within budget and to the highest standard of quality.
Technical Expertise:
- Keep up to date with the latest developments in building regulations, surveying methods, and construction technology.
- Use appropriate software tools for surveying, reporting, and project management.
Requirements:
Qualifications:
- Bachelor's degree in Building Surveying, Architecture, Civil Engineering, or a related field.
- Chartered status with RICS (Royal Institution of Chartered Surveyors) or a similar professional body is desirable but not mandatory.
Experience:
- Minimum 3 years of experience as a Building Surveyor, with a proven track record in conducting surveys and producing detailed reports.
- Experience with residential, commercial, and industrial properties is highly advantageous.
Skills:
- Excellent written skills, with the ability to produce clear, precise and professional reports.
- Strong attention to detail, especially when identifying building defects and formulating recommendations.
- Proficiency in using surveying and report-writing software (e.g., AutoCAD, Revit, Microsoft Office Suite, and building survey software).
- Ability to manage multiple projects and deadlines.
- Strong problem-solving skills and the ability to offer practical solutions.
Other Requirements:
- Full UK driving licence (or equivalent if not based in the UK).
- Ability to work independently and as part of a team.
- Flexibility to travel to various job sites when needed.
Desirable:
Familiarity with BIM (Building Information Modelling) tools and processes.
Knowledge of environmental sustainability in the context of building design and renovation.
Previous experience in managing or advising on building defect remediation and repairs.
