Buildings Manager McCarthy Stone are recruiting a Buildings Manager to join our team to cover our developments across our LSE division. Location: Across North London / Milton Keynes and surrounding. Salary: Competitive, per annum plus a company van & benefits About the role: As Buildings Manager, you will provide a professional Buildings Management service. You will support the delivery of key business performance targets and of team Service Level Agreements in order to meet the wider company business objectives. You will also:

  • Provide a cost effective and professional service to customers requiring repairs and alternations at first occupation, an ongoing quality assurance programme and effective after sales customer services function.
  • Support the Company culture and values and the delivery of high levels of business performance and customer satisfaction
  • Provide day to day line management for team of Buildings Supervisors
Key Responsibilities:
  • Be the first line of escalation for complex repair issues in the Region
  • Check the standards of finish of flats and communal areas and confirm that they are to Company standard.
  • Accept completed units after final inspection and liaise with the Customer Services Manager to sign off the apartment and accept into stock.
  • Support Customer Services Manager to ensure stock units are kept to Company standard.
  • Ensure proper cyclical maintenance of unsold stock is carried out including regular inspection to minimise any deterioration. Ensure any faults are recorded and rectified.
  • Monitor quality and service of Buildings Management by conducting ad hoc service check visits
  • Liaise with the Customer Service Manager to resolve faults identified throughout build defects liability period.
  • Prepare reports on the quality found on inspection and liaise with the Construction Department to ensure that any problems are satisfactorily resolved.
  • Prepare information and reports upon which Management decisions will be made as required.
  • Ensure inappropriate expenditure is minimised by fully utilising the terms of the Sub Contract Form of Agreement and Supplier Trading Agreements to establish where evident third party liability.
  • Check and authorise invoices and payments to Suppliers/Subcontractors for work completed prior to approval by Customer Services Manager.
  • Agree all maintenance programmes, costings and estimates with the Customer Services Manager.
  • Act upon customer comments/complaints through agreeing course of action for rectification with Buildings Supervisor; arranging all necessary labour and materials to effect completion; carrying out an inspection of the completed works to ensure complete satisfaction.
  • Ensure complaints and works allocated to you are handled in line with agreed standards and processes
  • Liaise with House Managers, Sales staff and Residents/Home Owners to ensure minimum disruption is created during any work situation.
  • Attend residents meetings and meet residents to discuss and resolve potential and existing problems.
  • Liaise with site teams to improve site presentation, quality of work, customer service
  • Deputise for Customer Services Manager as requested including attendance at meetings.
  • Supervise Sub-contractors and direct labour employees whilst carrying out repair work.

Other general responsibilities:
  • Maintain standards and consistency by keeping up to date and operating within the latest defined standard specifications, using the approved documentation, process, systems and source information to ensure consistent and effective performance
  • Always fully comply with McCarthy & Stone\xe2\x80\x99s policies and procedures
  • Actively engage and collaboratively manage relationships with internal and external stakeholders
  • Undertake such other reasonable duties, commensurate with the job holder\xe2\x80\x99s experience and qualifications as may be required for
Health and Safety:
  • As Line Manager your Health and Safety responsibilities in relation to you and the team under your supervision are to:
  • Take reasonable care of your/ their own health and safety and that of any person who may be affected by your/ their acts or omissions at work
  • Act in accordance with Company Health and Safety policies and procedures, are trained and competent to carry out work properly and do so,
  • Be familiar with, understand and discharge any allocated safety responsibilities,
  • Provide your team with adequate information, supervision and equipment to allow duties to be undertaken in a safe manner the smooth running of the business
Managing People:
  • Be aware of the objectives set for the Buildings Supervisor team and support the team to help achieve them
  • Empower employees to take responsibility, delegate where appropriate and provide regular feedback on commitments and performance
  • Support the Customer Services Manager with team performance management and development processes through goal setting, feedback and performance development planning
  • Take responsibility for team management and development through regular 1:1 meetings, team meetings and the solicitation and consideration of feedback on set goals.
About you: Education and Qualifications:
  • GCSE level or equivalent.
  • Technical qualification in Building or Property Management such as City & Guilds.
  • CSCS Manager card
Knowledge and Experience:
  • Considerable general building experience is generally required with emphasis on a trades or management background
Skills, Competencies and Personal Attributes:
  • Able to organise and prioritise own workload and to assist others to do the same
  • Able to work closely in line with agreed standards and processes
  • Strong problem solving capability
  • Good written and verbal communication skills
  • Calm under pressure including during interaction with internal and external stakeholders
  • Tactful and diplomatic in communications
  • Proficient in using the Microsoft Office suite including Excel, Word and Outlook.
  • Able to travel extensively to fulfil needs of the role
