Job Overview


We are seeking a Business Manager to oversee the safe, effective and efficient management of Sewell House. The ideal candidate will be a great communicator, and possess strong leadership and team management skills. This role requires a strategic thinker who can implement the Board of Trustees, policies and procedures to ensure the smooth running of the site, financial management and regulatory compliance necessary for a Housing Association.

Overall responsibility



The safe, effective and efficient management of Sewell House with focus on the key areas of: Strategy, Communication, Governance and Coordination.

Management Responsibilities



Strategy



To sustain an environment in which Residents are able to live confidently, safely and independently in their own flats with specific regard to ensuring their welfare, in line with the Society's Mission Statement. To be proactive and involved in discussions on the future development of Sewell House and to actively identify and respond to future opportunities and threats to Sewell House. To proactively market Sewell House to attract new residents and work towards full occupancy to ensure the future sustainability of Sewell House in liaison with the Senior House Manager. To be actively involved in the appointment of senior staff.

Communication



To contribute to the marketing of Sewell House, establishing and maintaining links with the local and wider communities. To keep Residents informed of issues affecting them, to consult Residents prior to decisions affecting them, to facilitate regular Residents' Meetings, and act on agreed outcomes, in conjunction with the Senior House Manager and Residency Committee. To attend, and contribute to Committee and Board meetings. To communicate Board decisions and changes in policies and procedures to staff and, where appropriate, to Residents. To encourage strong and effective communication between staff members. To provide support to staff members as required or requested. To liaise with external bodies as required.

Governance



To take and fulfil the role of Company Secretary (see attached list of duties). To uphold, across all of Sewell House, compliance with all rules, regulations, regulatory annual submissions, policies and procedures. To maintain the cost effective running of Sewell House within an agreed budget following established financial controls and procedures. To meet with the Treasurer, and Finance Committee as required and to periodically oversee the Senior House Manager's financial controls. To review and pay invoices, and monthly payroll, as appropriate, liaising with the management accountants to ensure timely financial information is available to the Board. To review the effectiveness of all systems, policies and procedures and amend and update them as appropriate. To maintain good practice in the recruitment of staff and in the selection and appointment of contractors.

Coordination



To cultivate positive attitudes and behaviours to enable Sewell House to provide a safe environment for residents, staff, visitors and contractors in the buildings and grounds. To coordinate, monitor and review H&S checks and maintenance and to take and fulfil the role of named Health & Safety Coordinator (see attached details). To identify, coordinate and programme the training needs of staff and Board Members. To complete annual self-reviews in conjunction with all line supports and to coordinate completion of annual self-reviews for all members of staff. To coordinate and monitor the operation of the Society's bank and investment accounts, including arranging signatories and authorities to conduct online banking. To coordinate the non-routine maintenance, repair and improvement of Sewell House building and grounds, in conjunction with the Maintenance Manager. To coordinate annual decision making and reporting of pay reviews, budget setting, rent & service charge reviews, Annual Report & Accounts, AGM, etc.
