1. To ensure excellent standards of accommodation are maintained.
1.1 To be responsible for turning around voids, including removal of rubbish, bagging and tagging of belongings, deep clean/sanitising all areas and cleaning floors / carpets.
1.2 To prepare flats / rooms ready for occupation.
1.3 To report repairs and problems; cleaning; undertaking minor and emergency repairs.
1.4 Ensuring all record keeping in relation to repairs, void management and cleaning or other health and safety checks is completed as appropriate.
1.5 To be responsible for the cleanliness of office and communal areas, ensuring high level of daily hygiene and sanitisation is maintained on a daily basis.
1.6 Checking the outside of the project, ensuring it is litter free.
1.7 To deal with vandalism and report anti-social behaviour in-line with Association Policy and Procedures.
1.8 To monitor and resolve situations likely to cause nuisance to neighbours.
2. To provide a safe and secure environment for all residents, colleagues and buildings.
2.1 To ensure Health, Safety, including the security of the Project, is given due regard at all times, carrying out Health and Safety inspections and tasks as appropriate to the Project, to cover reception duties if required.
2.2 To identify any Housing Management or Safeguarding risks using the appropriate reporting systems and associated paperwork.
2.3 To ensure the Association's policies and procedures are adhered to with regards to the recording of information.
2.4 To monitor and be responsible for the building security and safety by utilising CCTV and jointly undertaking patrols.
2.5 To implement the Association's Visitors policy and procedure and ensuring that any visitors or contractors are signed in and out of the project.
2.6 To ensure that the mobile phone and ORBIS is fully charged at all times.
2.7 To assist in dealing with any acts of Antisocial behaviour that may cause harassment, alarm or distress to residents or the wider public in line with the Associations policy and procedures.
3. To undertake high quality Housing Management functions.
3.1 To be involved in the welcoming of residents and make them fully aware of the provisions available to them.
3.2 To ensure residents live safely in the project, and understand and comply with rules relating to the project. To offer advice and assistance to enable them to do so in a friendly, supportive manner
3.3 To ensure the Association's Compliments, Comments and Complaints policy and procedure is adhered to.
4. Collaborative Working: To ensure effective collaboration, underpinned by a clear focus on meeting the needs of individuals, taking an outcome focused approach, utilising relevant systems and clear lines of communication, and a shared understanding of roles and responsibilities
4.1 To work as part of a team, to ensure rota cover, and take responsibility for personal safety.
4.2 To be trained and proficient in the application of a range of tools/assessments in order to progress residents support and risk needs.
4.3 To engage in reflective practise sessions, individually and as a team, to assess the effectiveness of interventions and identify areas for personal and professional development.
4.4 To attend and contribute towards monthly team meetings.
4.5 To actively participate in the Association's Performance Management process.
General
Participate in any training and professional development that may be considered necessary in developing the Association's services.
