It's an exciting time to join Northamptonshire Partnership Homes (NPH) as we expand and grow our business, whilst developing and improving existing services for our residents. An opportunity has arisen to join NPH as a Commercial Manager (Repairs).

The Role



Working closely with the Repairs Management Team, Procurement Team, and Finance Team, the postholder will be responsible for managing all aspects of the commercial, contractual, and financial activities of the repairs business. The role is hands-on and the postholder will be responsible for budget / cost management, CVRs where applicable, monthly forecasting, annual budgeting, and compliant supply chain management. The role also includes overseeing, assessing, and certifying monthly contractor payment applications, invoice approvals and managing retention monies You will always ensure that the commercial position of the internal direct labour organisation provides NPH with value for money.

Key Responsibilities



Maintain awareness of the different types of contracts in current use (JCT, NEC, Schedule of Rates based contracts etc). Work with procurement to ensure for external contractors the correct contract type is selected to determine risk between NPH and external suppliers. Support the repairs team on all commercial and contractual matters. Ensure subcontract commercial control is tightly managed in accordance with the contract, commercial arrangements, schedule of rates etc. Have a good understanding of CDM and health and safety regulations. Work closely with the procurement team on subcontract frameworks. Assess and certify monthly payment applications. Manage the settlement of final accounts and outstanding retention monies at the end of the Defects Liability Period where applicable. Produce monthly cost value reconciliation (CVRs) reports on individual projects. Monitor and report on performance against Analyse cost per job, labour productivity, and material usage to identify variances and drive efficiencies. Support the implementation of a balanced scorecard approach, ensuring transparent reporting. Be aware of and adhere to applicable rules, regulations, legislation, policies, and procedures. Responsible for own continuing self-development and continual professional development. Undertake other duties appropriate to the grading of the post as required.

Essential Criteria



Educated to BTEC HNC/HND, Degree in Quantity Surveying / Construction Management or equivalent qualification. Housing / Repairs Sector experience (ALMO, Housing Association etc.). Knowledge and operating experience using National Housing Federation Schedule of Rates (NHF SOR's). A good understanding of CDM and health and safety regulations and experience of working on notifiable projects. Sound knowledge of contracts management and contracts such as NEC, JCT etc. Proven Commercial Manager experience and a successful track record in a similar organisation. Strong Financial, IT and analytical skills.
