We are a well-respected and trusted building/FM contractor, specialising in commercial building and property maintenance. We are based in Romford and cover the home counties and central London. Chadwell have a proven track record for delivering both reactive and planned maintenance projects to a high standard to Blue-Chip Clients.

The Role



We are looking to recruit a 'Small Works Construction Manager' to oversee smaller projects (like refurbishments, maintenance, fit-outs, insurance claims), handling everything from quoting and scheduling to managing subcontractors, ensuring quality, budget, and safety compliance, acting as the key link between clients (often facilities managers) and site teams, delivering high volumes of varied, lower-value tasks efficiently from start to finish.

Core Responsibilities:



Project Lifecycle: Manage works end-to-end, from initial client request/survey to final handover and invoicing. Quoting & Documentation: Prepare scopes of work, quotes, tender documents, Site Management: Coordinate daily activities, plan work, manage site access, and ensure safety systems are followed. Stakeholder Liaison: Communicate with clients (FM teams), internal teams, engineers, and subcontractors. Financials: Ensure works stay within budget and assist with job costing/. Quality Control: Oversee quality, manage snagging, and ensure high standards are met.

Typical "Small Works" Examples:



Partitioning, ceilings, flooring, decoration. Insurance reinstatement and remediation. Retail upgrades, office fit-outs, and minor extensions.

Key Skills:



Strong communication and client-facing skills. Proficiency in quoting and project documentation. Excellent organization and problem-solving. Experience with multiple trades and subcontractors.

Pay: 50,000.00-65,000.00 per year
