We are seeking a

Construction Project Manager / Contracts Manager

to lead the delivery of complex, design-led residential projects across Poole and the South West. This senior hybrid role combines clear project leadership with rigorous contractual administration, ensuring each project progresses with discipline, transparency, and exceptional attention to detail.

The Role



This position carries responsibility from pre-construction through handover, coordinating design, construction, procurement, and contractual processes. You will work closely with Moxey Associates (architecture), our contracting and procurement teams, and our site managers to ensure projects are delivered safely, efficiently, and in full alignment with the design intent and our standards of craftsmanship.

You bring a blend of technical depth, commercial clarity, and a calm, structured approach to managing people, programme, and process.

Key Responsibilities



Project Leadership



Develop and manage project programmes, procurement timelines, and site logistics. Lead day-to-day coordination of works across sites in Poole and the South West. Work closely with internal design teams, procurement, contracting, and site teams to ensure seamless communication and alignment throughout the project lifecycle. Oversee subcontractors and site teams, ensuring exceptional workmanship and efficient programme delivery. Chair progress meetings, ensuring clarity of communication across all internal and external stakeholders. Ensure the constructed work reflects the architectural and specification requirements of a high-end residential environment.

Contract & Commercial Management



Administer JCT contracts with accuracy and diligence. Prepare, issue, and track instructions, notices, variations, and change control documentation. Collaborate with commercial colleagues on valuations, variations, forecasts, and cost reporting. Lead procurement processes, including tendering, bid evaluation, negotiation, and appointment. Maintain structured and accurate contract records, registers, and compliance documentation.

Risk, Quality & Compliance



Identify and manage programme, contractual, commercial, and buildability risks. Ensure compliance with CDM regulations, building control requirements, and statutory obligations. Uphold rigorous quality standards and ensure corrective actions are implemented promptly. Support early dispute avoidance and resolution with a measured, professional approach.

Client & Stakeholder Management



Act as a composed, professional primary point of contact for clients and consultants. Provide clear, timely updates regarding progress, risks, and key decisions. Build strong, trust-based relationships consistent with Moxey & Webb's values.

About You



You have a proven background in delivering

luxury residential construction projects

and a thorough understanding of the technical, structural, and finishing requirements associated with this level of work.

Experience & Skills



Significant experience delivering high-end residential projects

, including: Piling and specialist foundation systems Concrete frames and complex structural solutions Swimming pools, water features, and complex waterproofing Advanced mechanical, electrical, automation, and environmental systems High-quality finishes, bespoke joinery, stonework, glazing systems, and specialist trades Strong experience coordinating multiple teams --

design, contracting, procurement, and site teams

-- ensuring unified delivery throughout the project lifecycle. Deep understanding of JCT contract administration and UK construction processes. Excellent communication, organisational, and leadership skills. Ability to interpret architectural, structural, and M&E drawings with precision.

Qualifications



Degree in Construction Management, Engineering, Quantity Surveying, or similar (or equivalent experience).

SMSTS (Site Management Safety Training Scheme)

qualification is strongly favoured. Professional accreditation (CIOB, RICS, MAPM) is beneficial but not essential.
