Job Description

Millstream Estate Services Ltd are an award winning and expanding building maintenance/construction company based in Milton Keynes, working with numerous commercial clients within a 50 mile radius.

One of our fastest expanding work areas is in reactive building repairs and refurbishment projects within the local social housing sector. To help support this rapid growth, we are looking for a Contract Manager to schedule, run and supervise all works carried out by our construction team.

Key Objectives of the role:



Customer Service: To ensure that all works are completed inline with our SLAs, whilst ensuring high levels of customer/tenant satisfaction are maintained.

Health & Safety: To ensure that all works are carried out in line with company RAMS, policies and procedures and ensuring that they comply with relevant Health and Safety legislation and industry best practices.

Financial: To ensure works are completed on time and budget, ensuring best value for money at all times.

Main Responsibilities:



To oversee all social housing works from inception to completion, ensuring they meet budget and quality standards. This includes material ordering, working with the admin team to schedule works and ensuring labour is allocated effectively.

To work with the Director/estimator to ensure clear understanding of the requirements of all works/projects within your scope of organisation.

To produce RAMS for all works, ensuring they are communicated to, and understood by all construction staff/sub-contractors.

To be the primary contact for clients and subcontractors, managing expectations and fostering strong, long-lasting relationships.

To carry out regular post-completion inspections to ensure quality workmanship.

To resolve queries, complaints or issues which may arise, ensuring customers/tenants are satisfied with the outcome.

To assist the Director to estimate small works using MHNF3 Schedule of Rates.

Experience



You must have a minimum of five years Contract Management experience, ideally within the social housing sector along with:

SSSTS and SMSTS

IOSH qualification

Excellent literacy, numeracy and IT skills

Full, clean UK driving licence.

Experience working with MHNF3 Schedule of Rates would be an advantage.

This is a pivotal role with scope for development and autonomy and will be best suited to someone with excellent organisational skills who is looking to progress their career within a small but dedicated and hard working team.
