Non-Compliance Risks - Exposure to enforcement under the Regulatory Reform (Fire Safety) Order 2005, Fire Safety Act 2021, and Fire Safety (England) Regulations 2022.
Resident Safety Concerns - Overdue fire door works, compartmentation issues, or intumescent sealing failures jeopardize lives.
We're looking for a sharp, solutions-focused External Contracts Manager to drive fire risk action (FRA) compliance to zero - and ensure safety isn't just a promise, but a deliverable.
What You'll Be Doing
You'll be the go-to contracts expert for eliminating overdue FRA actions in the social housing sector - fast. Expect a high-impact, cross-functional role requiring technical insight, strategic project planning, and expert client engagement.
Core Responsibilities:
Audit & Assess: Conduct deep dives into overdue/imminent actions using RiskBase, RiskHub or similar FRA platforms.
Prioritize & Plan: Align task urgency with client Fire Safety Teams, surveyors, and ABCA department heads.
Solve & Streamline: Identify and fix process bottlenecks and technical blockers. Use innovative, cost-effective approaches.
Own the Schedule: Build and maintain actionable project timelines. Track progress through clear, data-driven KPIs.
Client Engagement: Be the single point of contact in meetings and day-to-day coordination - ensuring a joined-up approach across stakeholders.
Location & Travel: Based primarily in Nottingham HQ with regular travel to client offices in London and ABCA hubs nationally.
Team Leadership: Work collaboratively with schedulers, RLOs, engineers and ops teams to keep everyone on-task and aligned.
Report What Matters: Deliver transparent weekly reports on completed jobs, overdue actions, conversion performance, and forecasts.
Your Reporting Responsibilities:
Weekly/Monthly/Quarterly KPI Reports on Overdue & Imminent FRA actions
Internal Conversion Reports to ABCA Service and Operations Managers
Strategic Updates toward the 'Zero Overdue' roadmap
Ad-hoc reports as required by the contract or client
What You Bring to the Table
Experience:
Proven history managing FRA compliance within Passive/Active Fire Protection
Hands-on project delivery in
Social Housing environments
Familiarity with
Framework Contracts

Technical Know-How:
