We are a well-established SME building contractor with approximately 10M turnover and a team of 80-100 directly employed staff and subcontractors. We deliver a wide range of construction works for local authorities and housing associations, including planned refurbishments, disabled adaptations, and retrofit works.

Contracts Manager

to lead our construction delivery team, drive performance, and ensure quality, safety, and compliance across all live projects.

The Role



As

Contracts Manager

, you will take responsibility for the successful delivery of multiple construction projects. Reporting to the Managing Director, you'll lead our team of Project Managers and Site Managers, manage resources across live sites, monitor programme and cost performance, and support consistent, high-quality site delivery.

You will also play a key role in forward labour planning, client liaison, and continuous improvement.

Key Responsibilities



Oversee day-to-day delivery of construction projects, ensuring programme, budget, quality, and H&S targets are met. Directly manage key contracts where needed and support Project Managers in the delivery of others. Chair fortnightly Construction Team meetings to review progress, risks, resources, and site issues. Monitor project risks, costs, and programme milestones, escalating concerns as needed. Lead the weekly labour planning process and maintain the company's operative labour list. Conduct regular site visits to review progress, standards, and safety compliance. Coordinate with Site and Project Managers to resolve delivery issues and manage subcontractors. Ensure consistent use of site documentation, RAMS, and QA processes. Work with the QS and finance team on resource planning, cost trends, and subcontractor onboarding. Support operational input into tendering as needed, ensuring realistic resourcing and delivery plans. Ensure office and site-based delivery teams adhere to company processes and update policies as needed. Stay informed of changes to legislation and update teams and procedures where relevant. Champion the use of technology in planning and delivery. Support the integration of digital tools (e.g. labour planning, project tracking, mobile site reporting) to improve visibility, coordination, and control.

What We're Looking For



Proven experience delivering construction projects (ideally social housing, local authority, or framework contracts) Previous experience as a Contracts Manager, Senior Project Manager, or similar Ability to lead multiple live sites and manage staff and subcontractors effectively Strong understanding of construction programmes, site logistics, and health & safety Skilled in labour planning, team coordination, and problem-solving Able to work with clients, QS, and site teams to deliver safely and efficiently

Desirable Qualifications



SMSTS NEBOSH or IOSH Managing Safely NVQ Level 6 in Construction Management or equivalent First Aid at Work Familiarity with Microsoft Project or similar planning tools
