We are seeking a Contracts Manager to join our close-knit, highly skilled team of individuals united by a shared passion for building some of the UK's finest private residences. This is not volume construction. It is considered, crafted, and carried out with the utmost attention to detail. You will play a pivotal role in the delivery of exquisite homes and the careful restoration of listed buildings - places of history, beauty, and lasting significance.

In this role, you'll collaborate with high-profile clients and trusted consultants across a distinctive corner of the industry - where traditional craft, historic architecture, and refined construction practices are held in the highest regard.

Your role



As Contracts Manager, you'll guide our projects from pre-construction through to handover - ensuring they are delivered on time, on budget, and to the exceptional standards we are known for. You'll collaborate closely with our project teams and trusted supply chain partners, overseeing contracts and driving performance across our bespoke residential schemes.

Key Responsibilities



Develop and manage prime residential building projects, from complex refurbishments to ground-up new builds, across a diverse portfolio Agree and manage contracts with clients, consultants, subcontractors and suppliers, ensuring clarity, compliance and integrity at every stage Compile and maintain robust construction programmes, identifying critical paths and key milestones Monitor progress, address risks, and cost control in collaboration with Site Managers and Quantity Surveyors to ensure milestones and quality standards are met Adhere to contract structure, process and protocols Ensure rigorous adherence to Health & Safety legislation (including CDM 2015) and wider regulatory compliance Lead client and site meetings with clarity and confidence, fostering trust through professionalism and attention to detail Issue contractual notices and maintain accurate project documentation throughout

Who you are



You are commercially astute, technically sound, and thrive in an environment where detail matters. With a background in traditional construction, you understand the nuance of working with listed buildings, period features, and bespoke design. You're a natural communicator -- comfortable in high-level meetings, yet just as effective rolling up your sleeves on site.

What you bring - Qualifications & Experience



Degree or HND in Construction Management (or similar discipline) Significant experience in contract management, preferably in traditional and high-quality construction and restoration projects Good knowledge of traditional methods and materials of construction in context of high-end period property refurbishments and listed buildings Familiarity with listed building consents and JCT contract administration SMSTS or equivalent NVQ certification

Core Skills



Strong commercial awareness, initiative-taking, and programme management capability with use of contract/project management software Proficiency in JCT contract law, structure, and process Ability to ensure all necessary contract documentation/reports are accurate and produced on time Proficient in using Excel and wider Microsoft Office Suite Procurement (subcontract/supplier) experience Collaborative, solutions-focused mindset with great interpersonal skills and ability to successfully build relationships and communicate with confidence with people at all levels Self-driven, adaptable, and calm under pressure - a doer, as well as a thinker! Full driving licence (endorsements to be disclosed) is essential as to travel to sites is required
