Job Description

Purpose of the Role



The Concierge provides a professional on-site presence to ensure the smooth day-to-day operation, safety, and presentation of the residential development.

Candidate to join experienced team. Overtime available for cover shifts amongst our City Centre locations.

They act as the first point of contact for residents, visitors, and contractors, promoting a welcoming, safe, and well-maintained environment.

Key Responsibilities



1. Front of House & Resident Support



Provide a professional, courteous, and proactive front-of-house service to all residents, visitors, and contractors. Manage and record parcel deliveries and collections securely. Maintain a daily log of incidents, visits, and handovers for management review. Assist residents with queries, reporting maintenance issues or safety concerns to the Building Manager and Property Management team. Monitor access to the building to ensure security and prevent unauthorised entry.

2. Security & Patrols



Conduct

regular internal and external patrols

of the building, car park, and perimeter areas. Check all entry points, fire exits, plant rooms, and common areas for safety and security. Ensure doors, windows, and gates are secure, and report any damage, faults, or irregularities immediately. Challenge unauthorised persons politely and report security breaches. Monitor CCTV (if applicable) and record incidents following site procedures.

3. Health & Safety



Undertake daily visual checks of communal areas to identify hazards or obstructions. Ensure that escape routes, corridors, and lobbies are clear at all times. Record and report any defects, accidents, or near-misses promptly. Support the Property Manager in implementing and maintaining the

site Health & Safety file

. Assist with monitoring contractors to ensure adherence to H&S and site rules.

4. Fire Safety



Conduct regular checks of

fire doors, alarm panels, extinguishers, and emergency lighting

as instructed. Report immediately any faults or obstructions to fire safety systems or escape routes. Be familiar with the site's

Fire Risk Assessment (FRA)

and

evacuation plan

. Support periodic

fire drills and alarm tests

, and guide residents during any emergency situation. Ensure fire safety signage is visible, legible, and in good condition.

5. Building Presentation & Maintenance



Ensure communal areas, entrances, lifts, corridors, and amenities are kept clean, tidy, and well presented. Report all maintenance or repair issues promptly to the managing agent or relevant contractor. Check lighting, doors, lifts, and equipment are in good working order. Oversee contractors attending site and ensure they sign in/out, wear ID, and comply with health and safety rules. Support delivery of planned maintenance and compliance inspections.

6. Record Keeping & Reporting



Maintain accurate and up-to-date logs, including: Visitor and contractor sign-in/out records Patrol and inspection checklists Fire alarm and equipment checks Incident and accident reports Parcel and key logs Provide daily or weekly handover notes to the Property Manager and incoming shift staff.

7. Communication & Resident Relations



Maintain a professional and approachable manner at all times. Communicate clearly and respectfully with residents, guests, and colleagues. Handle minor complaints tactfully and escalate where appropriate. Support community events or building notices as required by the management company.

Skills, Experience & Attributes



Essential:



Previous experience in a residential, hospitality, or security role. Excellent communication and customer service skills. Good understanding of fire safety and basic health & safety practices. Reliable, punctual, and well-presented. Ability to remain calm and professional under pressure. Basic IT literacy for logging reports and emails.

Desirable:



First Aid at Work qualification. Fire marshal or H&S awareness training. Experience using building management systems or access control software.

Performance Standards



Building maintained to a high standard of cleanliness, safety, and presentation. All patrols and checks completed and logged as required. Incidents and maintenance issues reported promptly and accurately. Positive resident feedback and good communication with management.
