Sugar House Island, located at in Stratford, London, is a prestigious mixed-use development containing a Build to Rent scheme managed by JLL. This canal-side neighbourhood incorporates properties of varied use-types, designed for people to reside, work and socialise within a vibrant living and commercial environment.



Situated in a well-connected East London location, Sugar House Island brings together a growing community amongst Newham's network of waterways, combining modern architecture with retained industrial heritage features.



Mission:



The overall purpose of this job is to be responsible for driving and maintaining the quality standards of a high-profile residential development. The Development Manager will take overall responsibility for the scheme, including the efficient management of finances, compliance, planned and reactive maintenance. Driving improvements in resident satisfaction whilst ensuring operational standards are met, will require a strategic and experienced individual. This involves site team management, contractor management, expense control and ensuring an exceptional level of customer service is provided to all stakeholders, residents and visitors to the development. The Development Manager may be required to work flexible hours with on-call requirements.



The entire site team will report either directly to the Development Manager, or indirectly through the Assistant Development Manager. There will be some responsibility for liaising with the estate management operatives, and direct responsibility in managing risk, compliance and planned maintenance activity, assisting the Facilities Manager in managing contractor performance in these and other areas. Support will also be provided by the DM to the Operational Asset Management team in maximising the asset's overall performance.

Manage all employee related matters, liaising with HR as necessary



Budget and expenditure management



First point of contact for the site duties include:



You will actively seek opportunities to enhance the customer experience providing professional or technical advice to enhance the value of the asset.



To report incidents/maintenance issues and breakdowns to the Landlord or their Representative where appropriate.



To ensure Health and Safety guidelines are adhered to and all risks to visitors, staff and residents are removed or reported and to ensure that electrical items are inspected and safe before use.



Manage vacant units and ensure high availability to help drive maximum occupancy.



Manage, maintain and schedule contract staff, liaising with JLL FM and the estate management partners to ensure the estate is kept clean daily in accordance with company standards. The contracts will be managed to an agreed set of KPI's setting out best practice and minimum standards.



To ensure contractors on-site observe estate regulations and JLL framework supplier standards of behaviour and conduct.



To ensure that any contractor working on site operates in accordance with Health and Safety guidelines for the activity they are engaged in; reporting to the Landlord or their Representative at once any inappropriate conduct or hazardous working practises.



To ensure that instructions given by the Landlord or their Representative are carried out and assist the Landlord or their Representative where possible.



To oversee the team assisting residents, and where necessary, visitors to the estate.



The Development Manager is expected to be flexible in their approach to responding to emergencies outside normal working hours.



To oversee all utility meter-reads and reporting as required.



To ensure budget is monitored and that a monthly report against expenditure with all variances explained can be provided.



To ensure where appropriate if the service provision on site requires amending that a recommendation and reference to the budget is provided to the client and Client Lead.



On an annual basis, in conjunction with finance, to provide an anticipated expenditure budget for the forthcoming year.

Required Skills and Qualifications:



Proficiency in relevant IT systems and software



TPI level 4 BTR (or actively working towards it)



Excellent stakeholder management skills



Strong time management and organisational abilities



Previous experience in residential letting and property management



People supervision or management experience



Ability to work under pressure and adapt to changing priorities



Excellent communication and interpersonal skills



Detail-orientated with a focus on maintaining high-quality service standards
