L&Q are looking for an experienced Surveyor to join the Disrepair Team in Property Services. The Position reports to a senior surveyor. The Disrepair Surveyors manage a range of complex complaint cases and disrepair across a varied housing stock. The role will involve managing a historic caseload, inherited from a previous surveyor, and getting to understand the detail of each case.

L&Q\xe2\x80\x99s portfolio consists of new builds, converted street properties, high rise, flats and purpose-built blocks. The ideal candidate will have a good knowledge of various builds and the challenges that come with each type. They will have had experience in surveying the various types of stock and will be flexible regarding travel; L&Q\xe2\x80\x99s stock covers a large geographic area. Travel is an essential part of this role and it is necessary that our Disrepair Surveyors hold a full licence and have access to a car.

The Disrepair Team work closely with L&Q\xe2\x80\x99s in house and external legal teams to resolve cases. Our Surveyors are responsible for surveying of properties and producing thorough reports and specifications in line with Building Standards and legal requirements and therefore will have a good knowledge of contract legislation including The Housing Conditions Protocol and the Fitness for Human Habitation Act.

We expect the Disrepair Surveyors to have a wide range of skills including building and property surveying, project management, ability to juggle a varied workload in at a fast pace, attention to detail and budgetary control.

You will be required to be self-motivated and able to prioritise your cases and your daily routine. You will be a professional individual who is able to communicate and influence others, working with a wide range of internal and external stakeholders and contractors to find solutions and close cases. The role will require you to communicate with a range of internal and external stakeholders including legal representatives, local authorities and residents. A large proportion of the role will involve case management, alongside a traditional surveying role.

Our Disrepair Surveyors will have the ability to put situations back on track and assist with customers that will potentially be upset due to repair issues with their homes. You will have outstanding customer service and the ability to placate residents, some of whom will be vulnerable, who have escalated maintenance cases to the Disrepair Team. You will approach customers by listening and showing empathy, with an inclusive attitude to finding solutions.

To be shortlisted for this role candidates must be able to clearly demonstrate the following:

  • Experience in a similar surveying role, ideally within a Social Housing or Local Authority Environment
  • Skills and knowledge of construction methods
  • Experience of managing disrepair cases
  • Understanding of disrepair legislation and legal requirements
  • Experience of managing contractors and consultants to deliver within budgets and timescales
  • A broad range of communication and influencing skills
  • Good working knowledge of Microsoft packages
  • Strong organisation and prioritising ability
  • Demonstrate high levels of customer services and complaint handling skills
