Job Description

Torus is seeking an experienced and knowledgeable

Disrepair Surveyor

to join our Asset Management team Reporting to the Senior Disrepair Surveyor, you will play a crucial role in delivering expert building pathology assessments, managing disrepair cases, fire, insurance claims, and various building surveys. This position requires extensive knowledge of disrepair legislation and construction law, as well as the ability to perform a wide range of technical surveys.



This is a permanent role and offers a blend of office work, remote working, and travel to sites across Liverpool, Warrington, and St. Helens. therefore candidates must have a full driving license and access to a vehicle with business insurance.

Responsibilities:



Lead on the provision of specialist advice and the selection, appointment, retention, and fees for specialist contractors, such as damp and structural experts, environmental health officers, and structural engineers. Monitor their performance in producing effective surveying reports as specified in the relevant disrepair legislation. Deliver professional surveys, prepare schedules, specifications, and tender reports with effective financial appraisals, and provide recommendations on any contract specification documents to reflect enhancements to the service. Manage and monitor delivery of repairs and maintenance works to ensure compliance with Torus's requirements in delivering an excellent disrepair service. Manage the legal repair maintenance budget, ensuring overall expenditure is within agreed limits. Undertake works contracts, supervise sites as appropriate, and conduct visits to tenants' homes. Act as an expert witness on property disrepair issues.

Skills & Experience:



Level 4 qualification in Chartered Surveying or equivalent Demonstrate knowledge gained through extensive and relevant experience within the construction industry Evidence of and commitment to continual professional and personal development Able to demonstrate a significant knowledge of building disrepair through extensive and relevant experience Demonstrable experience delivering a building disrepair surveying operational service In-depth knowledge of health and safety legislation relevant to property maintenance and repair specifically related to building surveying management Evidence of co-ordinating and demonstrating the importance of value for money in everyday operations High levels of IT literacy and an understanding of new ways of working Evidence of a proactive approach and commitment to delivering excellent customer service

Interview Process:



Candidates will undergo in-person interviews, consisting of a competency-based interview.
