Divisional Property Manager
to join our dedicated Operational Support team and help us deliver essential property projects that support our mission of care and compassion.
The Role
As a
Divisional Property Manager
, you'll play a key role in managing our growing portfolio of properties, delivering property related projects on time, within budget, and to specification. From reactive repairs to planned capital investments, you'll be the go-to expert for property matters. You'll work closely with our Operations and Finance teams to ensure our property portfolio is safe, compliant, and fit for purpose. You will be the point of contact for our third - party landlords and suppliers
Key Responsibilities
Conduct site inspections across our property portfolio.
Define project scopes and contribute to layouts and specifications.
Prepare and present capital expenditure proposals.
Oversee refurbishments, closures, and new branch openings.
Review lease documents and advise on repairing covenants.
Support acquisition of new sites to ensure compliance activities are completed.
Respond creatively to ad hoc property issues.
Ensure adherence to health, safety, and environmental regulations.
What We're Looking For
Essential:
5 years' or more experience in a similar role
Have a broad working understanding of property matters from lease documentation to statutory compliance activity needed across a large commercial property portfolio.
Experience of appointing contractors to deliver property related projects.
Strong knowledge of property compliance and maintenance activity.
Excellent communication, negotiation, and teamworking skills.
Resilience and the ability to manage multiple priorities within budget.
Full UK Manual Driving Licence.
Desirable:
Experience in residential or commercial surveying.
Knowledge of property law and environmental regulations.
Personal Attributes:
Practical, logical, and methodical thinker.
Strong time management and interpersonal skills.
Approachable, diplomatic, and flexible in approach
