Job Purpose for advert
The Estates Manager oversees the Facilities Team to ensure the college estate is safe, compliant, secure, sustainable, and supports both students and staff. Responsibilities include site management, maintenance, safety, emergency response, safeguarding, sustainability, staff training, risk assessments, statutory record-keeping, team appraisals, goal setting, and professional development, while ensuring legal compliance. The role works with Trust leaders, uses feedback for improvement, seeks cost savings, and promotes high standards in security, maintenance, and premises condition.
Key Responsibilities
Lead, motivate and manage the Facilities team, including cleaners, and external contractors.
Conduct team appraisals, set clear goals, and support professional development.
Engage in ongoing leadership training and development.
Ensure compliance with health and safety legislation including the Health and Safety at Work Act 1974, Management of Health and Safety at Work Regulations 1999, and COSHH 2002.
Conduct compliance checks, risk assessments, and legionella testing.
Maintain Smartlog records and liaise with competent persons.
Support safeguarding in line with Keeping Children Safe in Education.
Ensure Cyber Essentials compliance and collaborate with IT and Trust leaders.
Oversee CCTV operations and liaise with security providers.
Conduct Fire Risk Assessments and maintain fire safety systems.
Respond to emergencies, such as burst pipes, collapsed walls, and power outages.
Monitor first aid provision and reports trends.
Deliver Health and Safety staff induction and refresher training.
Manage planned and reactive maintenance.
Support Trust-wide audits and collaborate with Trust leaders and the Trust Business Manager.
Lead sustainability initiatives (e.g., LED upgrades, recycling, biodiversity, renewable energy).
Use student feedback via Swaya to improve facilities.
Work with project managers on new buildings and attend site meetings.
Attend meetings with internal and external stakeholders to support project delivery.
Identify and implement cost-saving initiatives without compromising quality or compliance.
Continuously review operational processes to maximize productivity and value for money.
Ensure all aspects of site security, maintenance, and grounds management meet or exceed required standards.
Person Specification - Essential
Minimum of two years experience in facilities or estates management, preferably in education.
Trade or maintenance background, with hands-on experience in building, engineering, or related fields.
Good knowledge of UK health and safety legislation and safeguarding.
Experience with online systems to record compliance checks, such as Smartlog and statutory checks including legionella.
Strong leadership and communication skills.
Experience with appraisals, goal setting, and budget management.
Ability to manage emergencies and capital projects.
Understanding of Cyber Essentials and sustainability.
Experience using student feedback and attending stakeholder meetings.
Commitment to BFMAT values and leadership development.
Person Specification - Desirable
NEBOSH or IOSH qualification.
First Aid at Work certification.
Experience with CCTV, fire safety, and sustainability initiatives.
