Are you a skilled and experienced Facilities and Maintenance Manager looking for a new challenge? We need a proactive and hands-on individual to oversee all aspects of site maintenance covering both our Syston and Loughborough locations.
Key Responsibilities:
The Facilities and maintenance manager is responsible for all aspects of site maintenance from PPM to reactive, day to day requirements. The facilities and maintenance manager must have a good set of DIY and day to day maintenance skills, preferably in a Warehouse/Operational environment. A 17th Edition Electrical Qualification would be a distinct advantage, as would plumbing and joinery experience. The post holder will be required to seek appropriate contractors to carry out larger project and work requiring certification. The post will require travel to both our Syston and Loughborough sites so a full driving licence is essential to use the Company van provided.
The role will allow empowerment to manage the weekly and day to day workload and a self-starter with strong organisational skills is likely to succeed.
The post holder will be responsible for:
Health and Safety
Ensure that all maintenance tasks are completed safely in line with HSE guidance and legal requirements.
Ensure the correct equipment is used to complete maintenance tasks and ensure sufficient training and experience to use the equipment
Ensure that the PPM schedule is adhered to in line with LP policies and regulatory requirements.
Manage contractors through from job acceptance to job completion ensuring RAMS are provided prior to arriving at site, permit to work are completed and manage contractors behaviour whilst on site.
Ensure that any work is completed with the primary focus of the wellbeing and safety of staff and visitors.
Conduct checks in line with legal requirements including but not limited to: fire alarms, emergency lighting, fire doors and drills, legionella, racking inspections.
People
Maintain professional and constructive relationships with internal and external stakeholders.
Communicate effectively with staff on site to ensure pre-notification of any work/contractor presence.
Conduct regular building walks to maintain the standards of facilities for use by colleagues and visitors.
Customer Service:
Ensure the condition and appearance of site is maintained to meet and exceed customer and client expectations.
Manage the expectations of internal customers as to timeframes for work completion and issue resolution.
Quality:
Ensure that all work, when complete is signed off to the correct standard before contractors leave site.
Ensure that all individual maintenance work is completed to a high standard at all times.
Ensure that the correct decision is made to subcontract work as and when required to ensure work is done to a high standard.
Proactively identify areas for improvement to enhance the standards on site.
Ensure that designated buildings, plant and facilities are fit for purpose and to provide proactive support/solutions when required.
Cost:
Complete all tasks in a timely, efficient manner.
Ensure that for all contractor jobs, multiple quotes are reviewed before selection.
Ensure that all work is completed in line with budgetary expectations.
Manage material spend and expenditure for all tasks completed in house.
Other:
Manage the items on the facilities log through from ticket being raised to completion.
Maintain accurate records/documentation associated with work completed.
Actively seek areas to improve site condition and appearance.
