Job Role: Maintenance Technician

Location: Linen Mill Studios, Banbridge, Northern Ireland

Responsible to: Facilities Manager

Responsible for: Buildings & Grounds Maintenance

Contract: 39 hours Mon-Sun (5 out of 7 days)

(flexible to work out of hours is essential)

Salary: 29,355

KEY DUTIES AND RESPONSIBILITIES



Responsibility for completing regular maintenance and emergency repairs to equipment, fixtures, fittings and building systems including responding to reports of broken or faulty items. Carry out inspections of all buildings (including the Boulevard Ticket office). Liaise and support external specialists and contractors. Carry out regular maintenance and basic repairs on biomass boilers, rectifying simple faults where possible and liaising with external specialists for more serious issues and the management of the bi-annual service visits. Routine maintenance and emergency repairs to show control systems ensuring as far as possible that all systems are fully functioning daily. Liaising with external specialists in the event of a serious technical failure to arrange for immediate support and rectification of issues. Manage and carry out set-ups and de-rigs for events: furniture moving, room setting, assisting with Audio Visual equipment and stage installations etc. Provide on-site support during events for show control, building management and any other tasks required to ensure the smooth running of each event. Assist with the design and installation of the Retail window displays and other 'activations' as required by the Retail, Archives, Marketing and Sales Teams. Actively assist in the organisation, facilitation and execution of all tasks during the annual maintenance period each year. Providing management of and support to all external contractors. Responsible for ensuring risk assessments are completed, contractors onsite etc. Carry out daily, weekly and monthly health and safety checks and inspections, ensuring compliance with all health and safety requirements, and ensure timely corrective action as required. Report all problems and/or unsafe practices to the Facilities Manager together with any recommendations for improvements. Carry out planned works and remedial repairs in relation to buildings and utilities, executing them in such a way which minimises risk or inconvenience to the business, visitors, contractors or staff. Responsible for carrying out basic building repairs, joinery and plumbing works, painting & decorating and grounds maintenance duties for all Linen Mill Studios properties ensuring that the buildings and grounds are kept in a safe working condition and kept in line with brand standards. Carry out planned preventative maintenance and reactive tasks around the buildings and grounds which are not covered under the external Facilitates Management contract. Ensure maintenance of all tools, equipment and materials used for the buildings and grounds. Responsible for collection and delivery of materials, equipment, products etc as required to other premises. Ability to use of forklifts, scissor lifts and other access equipment in line with machinery guidelines and applying health and safety practices. To assist with the planning, re-organisation, maintenance and management of the warehouse and other storage areas throughout the site. Support existing and new sustainability projects for example assist the Company in achieving and maintaining the 'Green Tourism' award. Uphold and sustain waste management procedures in line with statutory regulations and the reduce, re-use, recycle and waste hierarchy directives. Candidates will be required to work both indoors and outdoors as well as in all weather conditions. Candidates will be required to work autonomously and as part of the wider team, maintaining clear and effective communications with the Facilities Manager. reporting progression and completion of tasks at hand. Any other duties that may reasonably be required to ensure smooth running of all Linen Mill Studio's facilities and services. Working out of hours as required to carry out maintenance tasks and provide support for corporate events and bookings.

ESSENTIAL SKILLS AND EXPERIENCE



Experienced in the area of building maintenance including plumbing, building fabric repairs, joinery, painting & decorating etc. Must possess strong knowledge & experience using tools, equipment and materials, their safe use and application. Clean driving license. Ability to work as part of the LMS Facilities Maintenance Team supporting all departments. Must have a Powered Access License (PAL card) or be willing to undertake necessary training to gain IPAF certification. Must be able to carry out physically demanding work and working at height.

DESIRABLE CRITERIA



Good understanding of Microsoft office suite and capable of using internal systems to report works, maintain databases, respond to work requests, communicate via email etc.

Have excellent communication skills and the ability to work with a diverse range of people and trades. Must be self-motivated and able to work on own initiative. Service focused and solutions driven with a helpful, can-do attitude.
