Role Summary



To support business performance and compliance, our

facilities team

are at the heart of our organisational missions.

General Maintenance Operatives

are responsible for maintaining and repairing various aspects of buildings, facilities, and ground works. Day-to-day include tasks related to plumbing, electrical, carpentry, painting, and other general repairs, as well as ensuring a safe and functional environment. You will also be involved in grounds maintenance, furniture assembly/disassembly, and responding to emergency maintenance requests.

Key Responsibilities



Building Maintenance:



Performing routine and emergency repairs on buildings, including plumbing, electrical, and carpentry work. Diagnosing and repairing faults in building fabric and fixtures. Conducting risk assessments and ensuring work is carried out safely and in compliance with regulations. Carrying out minor installations and like-for-like asset replacements. Painting, decorating, and general upkeep of building interiors and exteriors. Assisting with furniture moves, assembly, and disassembly.

Grounds Maintenance:



Maintaining and improving outdoor spaces, including landscaping, gardening, and general grounds upkeep. Clearing debris, pruning vegetation, and maintaining pathways and other external areas.

General/Miscellaneous:



Responding to emergency maintenance requests and providing timely solutions. Liaising with contractors, clients, and other team members. Maintaining accurate records of work completed, time spent, and materials used. Ensuring a clean and tidy work environment. Driving company vehicles (including, FLT) and ensuring their maintenance. Assisting with the upkeep of equipment and machinery.
The ideal candidate will possess strong practical skills, problem-solving abilities, and good communication skills. You must be reliable, detail-oriented, and able to work independently or as part of a team. A proactive and safety-conscious attitude is also crucial.

The role of

General Maintenance Operative

is multifaceted and requires both industry-specific qualifications and technical abilities. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

Formal Education:



Ideally, City & Guilds or NVQ Level 2 or 3 in Property Maintenance or Multi-Trade Repair and Refurbishment.

Experience



Multi-Trade Repairs:

Experience in a range of maintenance tasks like carpentry, plumbing, painting, tiling, and basic electrical work.

Planned Maintenance:

Familiarity with scheduled maintenance tasks and procedures.

Fabric Maintenance:

Knowledge of maintaining the physical structure of buildings, including walls, doors, and other fixtures.

Experience with Tools and Equipment:

Ability to use, maintain, and repair various hand and power tools.

Skills



Plumbing:

Understanding and maintaining plumbing systems, including repairs to toilets, taps, and drainage systems.

Carpentry:

Basic carpentry skills for repairs and installations.

Electrical:

Basic electrical knowledge for safe repairs and installations, such as replacing sockets, plugs, and lighting.

Painting and Decorating:

Ability to prepare surfaces and apply paint and other finishes.

Tiling:

Installing and repairing tiles.

Troubleshooting:

Identifying and resolving issues with equipment and systems.

Health and Safety:

Understanding and adhering to health and safety regulations and procedures.

Problem-Solving:

Identifying and resolving maintenance issues effectively.

Time Management:

Prioritising tasks and meeting deadlines.

Teamwork:

Collaborating with other maintenance staff and tradespeople.

Communication:

Providing clear verbal and written information about maintenance activities.

Attention to Detail:

Ensuring work is completed to a high standard.

Adaptability:

Being able to adjust to changing priorities and work demands.

IT Competence:

Basic computer skills for using maintenance management systems or reporting.

Driving License:

A full valid driving license.

On-call Availability:

Willingness to be on-call for emergency maintenance situations.

Physical Fitness:

Ability to perform manual tasks and work in various environments.

Literacy and Numeracy:

Good standard of literacy and numeracy for reading instructions, completing paperwork, and calculating material requirements.

Understanding of Building Regulations:

Knowledge of building regulations and compliance requirements.

Environmental Awareness:

Understanding sustainable practices and minimizing environmental impact.
