urbanbubble are seeking an experienced and dynamic General Manager to lead the operations of Belfast's first-ever Build-to-Rent (BTR) development, LoftLines; a landmark project that sets a new standard for urban living in Northern Ireland. Build to Rent (BTR) refers to residential property developments that are specifically designed, built, and managed for long-term rental, rather than for individual sale.


This is a rare opportunity to play a pivotal role in shaping the resident experience and operational excellence of a flagship BTR community, designed to combine high-quality, professionally managed rental homes with first-class amenities, service, and community engagement.


As General Manager, you will be at the forefront of a transformative moment in the Belfast housing market. You will be responsible for overseeing all aspects of the day-to-day operations, from team leadership and resident satisfaction to leasing performance, building management, and commercial outcomes. You'll bring a strong track record in hospitality, property management, or residential operations, with a passion for delivering exceptional customer service and a commitment to creating vibrant, inclusive communities.

This role will be 40 hours per week, Monday - Sunday.



What will you do?



Be solely responsible for delivering all aspects of the operational and budgetary management of the development, including the delivery of exceptionally high-quality customer service Run a legally and regulatory compliant building at all times, ensuring all Health & Safety matters are inspected, monitored and actioned Act as a role model for the values and key behaviours across the organisation, utilising effective two-way communication and delivering a truly motivated team with positive staff engagement Ensure the team operates with a clear set of processes and procedures with inbuilt measures of quality and control Develop and implement the reporting of Key Performance Indicators as a way of monitoring operational effectiveness Ensure occupancy absorption rates are met in line with targets Create a sense of community within the building by fostering resident interaction online (e.g., via social media) or through hosting events Taking the lead on engagement with the community and external stakeholders including the Belfast Chamber of Commerce, the local police, linked housing association and the Titanic Quarter, to include public speaking and presentation delivery

What are we looking for?



Comparable experience in a managerial role leading operational teams in residential/hotels/student accommodation Lettings experience and driving targets to effectively manage and lead the team to provide the customers with consistent, efficient and high quality customer service Experience in public speaking and /or presentation giving Experience delivering outstanding customer service, including negotiation skills and dealing with difficult situations. Experience in stakeholder and key relationship management Knowledge and experience of managing large budgets Experience managing Health & Safety and Compliance within a residential building and proficient knowledge of legislation Proficient IT skills. Knowledge of building management. Level 3 certificate in Property Agency (or willing to work towards)
