to lead our Bath office, specialising in student accommodation lettings. This is a key leadership role responsible for overseeing daily operations, managing a small but dynamic team, and ensuring exceptional service delivery to both students and landlords.
You will drive occupancy, maintain operational excellence, and represent the company as the senior figure within the Bath market.
Key Responsibilities
Leadership & Team Management
Lead, motivate, and support a small team of lettings and property management staff.
Conduct regular 1:1s, performance reviews, and training to ensure staff development and morale.
Foster a positive, high-performance culture within the office.
Lettings & Business Performance
Oversee the full lettings cycle for student properties--marketing, viewings, contracts, renewals, and move-ins.
Drive occupancy rates and support seasonal lettings campaigns.
Monitor and analyse KPIs, including occupancy, revenue, turnaround times, and customer satisfaction.
Identify opportunities to grow the portfolio and strengthen relationships with universities, landlords, and partners.
Operations & Compliance
Ensure the Bath office runs efficiently, meeting all legislative and compliance requirements (e.g., Right to Rent, deposit regulations, HMO standards).
Maintain accurate records, systems, and reporting.
Oversee property management functions such as inspections, maintenance coordination, and tenant communications.
Support budgeting and financial management for the office.
Customer Experience
Act as the senior local point of contact for tenants, landlords, contractors, and external stakeholders.
Handle escalated queries and resolve issues promptly and professionally.
Uphold a high standard of service delivery across all customer touchpoints.
Office & Stakeholder Management
Represent the Bath office in senior internal meetings.
Manage office scheduling, workload distribution, and operational priorities.
Build strong relationships with local universities, student groups, and community stakeholders.
Skills & Experience Required
Proven experience in lettings, property management, or residential accommodation--student lettings highly desirable.
Previous experience in a supervisory or management role.
Strong understanding of lettings legislation and compliance.
Excellent communication, leadership, and team-building skills.
Commercial mindset with the ability to drive performance and hit targets.
Highly organised, proactive, and comfortable with a fast-paced, seasonal environment.
Competent with property management systems and general office software.
