GRADUATE ROLE IN COMMERCIAL PROPERTY MANAGEMENT COMPANY

Our portfolio totals over 6.5 million sq ft of floor area made up of large city centre mixed-use developments, offices buildings, shopping centres, retail parks, distribution warehousing & industrial sites.
We believe by combining experienced Commercial Property Managers solely focused on managing assets with the latest tools available in software and technology that we can provide clients with a level of service that is undeliverable by larger all service providers.
The successful candidate will have an exciting opportunity to form part of the foundations of a fast-growing company with ambitious expansion plans. They would be responsible for their own varied portfolio of high value commercial assets all over the UK and work alongside various notable clients.
Our Head Office is located in Epsom, Surrey where the role will be based. Here we have support teams including Property Management Accountants, Facilities Management Teams & Office Support helping manage properties alongside our Property Managers.
The Role
Preparing service charge budgets
Managing the service charge account
Actively visit properties across the portfolio and arrange property inspections, liaising directly with tenants and assisting the Facilities Managers in assessing contractor performance.
Reporting to your Senior Surveyors and Directors
Direct client contact and reporting
High level of responsibility and ownership over your clients/portfolio
Liaising with tenants at head office and store level
Work closely with Building Managers, Facilities Managers, Accounts & Contractors.
Being responsible for all day-to-day aspects of your portfolio of properties
Ensure tenants comply with their lease obligations.
Liaise with leasing agents, solicitors, and other external consultants.
APC
Fidum have developed a successful APC Graduate programme that employs pro-active and like-minded graduates. Graduates will be supported all the way through their APC with mentoring, internal/external training and real first-hand experience dealing with your own clients/portfolios.
The Candidate
We are looking for responsible, self-motivated and enthusiastic individuals with excellent communication and inter-personal skills. The successful candidates will be team players who are able to prioritise workload, shoulder responsibility and work well under pressure. Candidates should have some work experience in the commercial property sector and understand the principles of lease structure and interpretation. You will be expected to travel within the UK (a driving licence and a vehicle will therefore be required) and you should be able to rapidly assume responsibility/ownership for your instructions.
You should have strong IT skills including Word, Excel and Outlook and strong communication and written skills for the preparation of reports. An RICS accredited degree is preferred.
