Position Overview
We are seeking a Group Quantity Surveyor / Commercial Lead to join our senior leadership team. This is a pivotal role that combines commercial strategy, team leadership, and project execution oversight. The successful candidate will be responsible for setting up and managing all commercial functions across our projects, ensuring profitability, contractual compliance, and timely delivery.
You will lead the development of commercial teams and processes across multiple high-value projects, oversee cost and revenue tracking, and provide strategic advice to the board on contracts, claims, and risk management.

Key Responsibilities
Commercial Strategy & Systems Development o Establish and implement robust commercial controls, project cost tracking systems, and reporting structures across all live and upcoming projects. o Lead the setup of commercial teams for new projects, including recruitment, onboarding, and process implementation. o Develop and enforce standardised processes for procurement, cost forecasting, contract management, and risk identification. o Drive the implementation of project controls for delays, damages, claims, and change orders, including the creation of claim templates and tracking systems.
Project & Contract Oversight o Oversee pre-contract commercial reviews, ensuring full understanding of obligations, risks, and deliverables prior to contract signature. o Support project teams during tender reviews, norm setting, and estimating to ensure profitable and accurate submissions. o Conduct weekly contract and commercial review meetings with project managers and site teams to assess performance, risk exposure, and cash flow. o Monitor costs, revenues, and variations on all projects to ensure profitability is achieved and maintained. o Oversee all procurement strategy, negotiations, and supplier/subcontractor onboarding. o Provide strategic support for dispute resolution, claims preparation, litigation support, and ensure all supporting documentation is properly maintained.
Commercial Leadership & Reporting o Maintain responsibility for group-wide job costing, cost-to-complete reviews, and profitability forecasting. o Provide monthly board-level reporting on commercial performance, risks, opportunities, and early warning indicators. o Liaise with internal stakeholders, including the finance, operations, and estimating departments to align commercial performance with overall business objectives.

Key Requirements o Degree-qualified in Quantity Surveying, Construction Economics, or a related discipline. o Minimum 10 years' commercial experience, ideally in a contracting environment managing M&E or multidisciplinary projects up to EUR20m in value. o Proven ability to set up and lead commercial teams, implement systems, and manage multiple concurrent projects. o Deep understanding of contractual frameworks (NEC, FIDIC, JCT, etc.) and associated claims, disputes, and risk management. o Strong commercial acumen and ability to interrogate financial data, budgets, and projections. o Excellent negotiation, leadership, and communication skills. o Must be willing to travel to project sites across Europe to support mobilisation and ensure consistent commercial setup and compliance. o High level of attention to detail, organisational discipline, and professional integrity.

Desirable Experience o Experience in data centres, pharma, or industrial builds. o Familiarity with digital cost management tools, project controls software, and document control platforms. o Experience providing expert input in legal proceedings or claims. o Experience mentoring graduate or junior QS staff.
