The Head of Affordable Housing will take overall responsibility for Hill Group's affordable housing activities on its own portfolio, shaping the strategy and optimising product and mix to maximise value for the Group. The role requires a proven leader with extensive experience in S106 transactions, contract negotiation, affordable housing, new business and partnership working, who can ensure the business maximises opportunities while maintaining quality, compliance, and value.
Key responsibilities will include leading affordable housing S106 portfolio and associated deals across all regions, aligned with group objectives and sustainability commitments;
Building strong relationships with housing associations, local authorities, Homes England and the GLA
Maximising value of the S106 portfolio, including pricing at pre-acquisition stage and negotiating and concluding transactions by coordinating development, commercial and legal functions
Developing and implementing standardised HOTs, S106 clauses etc for rollout across the Group
Advising and supporting on affordable housing related conditions in S106 agreements
Providing design guidance and support on product and mix optimisation
Ensuring affordable housing specification is market facing
Provide regular reporting to senior management on portfolio related matters
Representing Hill at industry events to raise profile and influence policy.
The role will also involve working collaboratively with land, development, construction and sales and legal colleagues.
The ideal candidate will have over 10 years' experience in residential development with a strong emphasis on affordable housing with a proven track record in Section 106 negotiation. Strong commercial acumen, excellent negotiation skills, and the ability to build long-term partnerships are essential.
A degree in housing, planning, real estate or a related field is required, with professional membership of CIH, RICS or RTPI desirable. Experience working in ProVal or similar modelling packages is also required.
London specific exposure and experience is beneficial but not essential to the role.
