Job Description

We're a high-performing housing association working across East London and Essex, founded in partnership with the London Borough of Newham. Today, we own over 3,000 homes and partner with nine local authorities to house families experiencing homelessness under Part 7 of the Housing Act.

Most of our homes are subject to nomination rights from Local Authorities' homelessness prevention teams under Part 7 of the Housing Act. Around half are leased to the London Borough of Newham, but our long-term aim is to bring all homes back under direct management--so we have a personal relationship with each of our 3,000+ households. We offer a settled, affordable alternative to nightly-paid accommodation, hotels and private sector leasing, with properties that are high quality, safe, and affordable within the benefits system.



The majority of our stock is let at Intermediate Rent or Affordable Rent levels (averaging 39% of median weekly earnings and 68% of market rents) with a small number of Social Rent homes. In addition to homes for homeless nominees, we also have a small Intermediate Rent portfolio for keyworkers. Across all tenures, we maintain strong compliance and ongoing investment to ensure our homes remain fit for purpose and a genuine foundation for our residents' success.

Job Purpose - duties and responsibilities




The Head of Reactive Repairs & Compliance is responsible to the Deputy CEO for all operational aspects of repairs management and landlord Health & Safety statutory compliance within the organisation including, but not limited to:

Voids Repairs H&S

The post holder will manage and ensure the ongoing success of the organisation's reactive repairs and landlord H&S statutory compliance functions and lead the Reactive Repairs & Compliance team's managers and officers.



The post holder is also responsible to the Deputy CEO for the service's compliance with social housing regulation.



The post holder will champion the needs of our customers and drive customer experience as a business priority.



The post holder will deputise for the Deputy CEO as required.

Requirements:

Educational Achievements, Qualifications, Training



Recognised housing qualification Degree level education or equivalent through relevant training and experience


Experience and Knowledge




1) Track record at senior level, gained from working in a growing and dynamic housing association.


2) A proven track record of managing a range of stakeholder relationships, establishing consensus and shared goals in pursuing tangible delivery of agreed objectives.


3) Able to show a good grasp of the compliance, regulatory and funding framework for registered providers.


Experience of working at a senior level to ensure that residents/customers' needs are at the core of an organisation, and that high-quality services are delivered

Job Related Aptitude and Skills




1) Strong negotiating and influencing expertise, able to work intuitively and liaise effectively with a wide range of audiences.


2) Excellent verbal, written communication, presentation and interpersonal skills.


3) Strong financial reasoning; able to assess risk and promote risk awareness without being risk averse.


4) Well-developed project management skills.


5) IT literate, comfortable with using MS Office including Word, Excel etc.
