Job Description

We are seeking an experienced and highly skilled Principal Contractor to oversee and execute the conversion of our attached garage into a high-quality, double-storey residential annex. The successful candidate will be responsible for all aspects of the build, from foundation to finish, acting as the lead builder and project manager. The goal is to create a fully functional, self-contained living space that is finished to an excellent standard.

Key Responsibilities: Project Management: Serve as the single point of contact for the homeowners throughout the project. Develop and manage the project programme (schedule), ensuring key milestones are met in a timely manner. Source, schedule, and manage all specialist subcontractors, including electricians, plumbers, plasterers, roofers, and window fitters. Ensure all work strictly adheres to the approved architectural plans, building regulations, and structural engineering specifications. Manage the project budget, providing clear and transparent costings for any agreed-upon variations. Construction & Site Management: Personally undertake key structural and carpentry work as the lead builder on site. Liaise with Building Control officers to arrange and pass all required stage inspections. Oversee all aspects of on-site health and safety. Manage the procurement and delivery of all building materials, ensuring quality and correct specification. Maintain a clean, tidy, and secure site at all times, minimising disruption to the main household. Guarantee a high standard of workmanship and finish across all trades involved in the project.

Pay: 24,420.00-51,831.67 per year
