Diversity Housing are seeking to appoint a Housing officer .



You will provide housing advice and support to people at Diversity Housing properties.

Care and support is provided by the Diversity team of support workers.

Key tasks, responsibilities:



supervise a team of staff to balance the challenge of communal living and creating a supportive and welcoming home environment. Assist the Housing Manager in developing Policies and procedures Interpret and implement housing legislation. Collect and record rent, deal with arrears and other payments in line with financial procedures. Inspect properties and record repairs and restoration when tenants leave the properties, assess any need to bring in contractors. Arrange property viewings and assess client's suitability. Ensuring new license agreements are correctly signed up and that core lettings logs are returned, utilising pictorial or visual tenancies to aid understanding of tenancies. Responsible for ensuring Housing Benefit applications are completed. To supervise and monitor the development of support plans with support staff and service users to achieve outcomes through a range of interventions, including key working, 1-1 support, informal support, crisis work, accompanied appointments, signposting and a programme of informal and formal activities. To work creatively and flexibly to remove barriers, improve health and wellbeing and achieving independent living, including accessing services. Advising on and acting on reports of tenancy breaches such as anti-social behaviour. Advising the tenant with security of the Home because specific mental health needs Liaise and work closely with specialist agencies (statutory, public, private and voluntary), including health, social care, local authorities and housing in supporting residents to achieve results and their outcomes. To support the outreach service to service users moving on, including joint visits with housing officers/specialist support/care workers, giving start up tenancy support and advice; assistance to set up bill payments and support housing benefits claims. Prepare, and where required present, detailed reports to be presented at professional meetings, court, probation, Social Services, etc, to enable effective external support to residents and promote joined up working. Involvement with recruitment, training and monitoring of staff workloads. To identify and monitor safeguarding concerns, ensuring all relevant policies and legislation are adhered to. Supervise maintenance staff to ensure that any recommendations are acted upon arising for regular maintenance, compliance and health and safety inspections. Investigate and respond to client complaints. Ensure compliance with Management Agreements and Service Level Agreements. Evaluating performance and making recommendations regarding compliance and health and safety. To ensure high quality of support is given by the support staff team, working with residents to define and achieve their own goals, achieving results and outcomes as identified within their support plan, enabling residents to improve their health and wellbeing and achieve independent living. Assist support workers with advice for service users regarding finances, debt management, and accessing welfare benefits

Communications and Working Relationships



Contribute to a team approach to work that is responsive to the needs of colleagues. Supervise the Diversity Housing support workers. Perform regular supervisor for the Diversity Housing support workers
Be responsible for compiling weekly rotas

Work effectively with Housing Manager ensuring a fully integrated approach to work.

Attend and contribute to team meetings and other review meetings.

Provide cover as necessary to colleagues within the team and work as part of the support team when needed, developing an understanding of the range of work carried out and carrying out specific projects as requested. Responsible for the house meetings. Work effectively with other parts of Diversity, and other support providers. Maintain and develop effective professional relationships with external bodies, staff, service users, families and circles of support and the general public. Raise the profile and promote the work of Diversity Housing in all aspects of the work.

Maintenance and Development



In liaison with maintenance colleagues help ensure that any recommendations are acted upon arising from regular maintenance, compliance and health and safety inspections. In liaison with maintenance team help to resolve problems with previously reported repairs for which Diversity Housing is responsible. Assist with maintenance by carrying out inspections of completed repairs, when necessary. Participate in any new developments Advise on process for grants for aids and adaptations

To qualify for the role, you will have:



Level 3 Diploma in Housing Management or Level 3 Diploma in Health & Social Care or equivalent (Essential qualification or must be willing to undertake this qualification on appointment to the role)

Supervisor or management experience, skills and knowledge in one or more of the following areas; Adults Mental Health, learning disabilities, drugs and alcohol.

Experience in Housing Management

Experience of working in a multi-disciplinary team

Knowledge of the legal and regulatory framework of social housing and property / tenancy management, together with experience of delivering services that meet these requirements.

The Housing Officer is responsible for the management of the assigned apartment community's operations. This includes assisting residents, working with the leasing team to create and maintain an excellent living community, ensuring the community is clean and safe, and most importantly, that we get residents into a home. The ideal candidate will have previous experience in a real estate or apartment management environment and be able to communicate effectively with all levels of management.

Requirements:



Must be able to work weekends Must have a valid driver's license and clean driving record (no more than one moving violation in the last 5 years) Must be able to drive, maneuver large vehicles, and work above ground as needed A background in real estate or apartment management; preferably property management Knowledge of common sense living habits; good judgment; problem solving skills; independent decision-making; strong work ethic; self-motivation; excellent time management skills; ability to prioritize tasks; strong communication skills; ability to handle conflict effectively; problem solving skills; flexible work schedule (weekends and holidays are required) Proficient computer skills, Microsoft Office (Word, Excel, Outlook) and Yardi Software
