About the Role



We are looking for an experienced and proactive Land Manager to join our Central Region team, working closely with the Land Director to secure and develop high-quality residential sites. This role is a fantastic opportunity for a land professional with a proven track record across all elements in land acquisition to take the next step in their career.

In this fast-paced and rewarding position, you will:

Identify, negotiate, and secure land opportunities that align with our strategic growth objectives.

Work on a diverse portfolio of sites.

Conduct detailed site appraisals and provide risk analysis to support decision-making.

Negotiate legal agreements with solicitors, landowners, and agents.

Maintain strong relationships with local authorities, agents, landowners, and developers to ensure a steady pipeline of opportunities.

Collaborate with internal teams--Planning, Technical, and Commercial--to optimise site potential and maximise profitability.

Act independently, making well-reasoned decisions based on pros-and-cons analysis.

Key Responsibilities



Identify and acquire both immediate and strategic land opportunities within the region. Lead the full acquisition process, from site identification and financial appraisals to negotiations and completion. Prepare board reports to update senior management on land acquisitions. Work closely with the Planning team to secure planning permissions and optimise site value. Ensure compliance with company budgets, forecasts, and acquisition strategies. Accurately maintain up-to-date land schedules and ensure proper record-keeping. Represent the company at meetings with landowners, agents, affordable housing providers, and stakeholders. Act as a key point of contact between Land and other departments to ensure smooth site progression. Assist in enhancing the company's reputation and regional presence by actively engaging with industry professionals.

What We're Looking For



We are seeking a driven and commercially astute experienced land professional with:

Proven success in land acquisition within the residential sector, managing the full process from site identification to legal completion.

Strong negotiation and deal-making skills, with the ability to structure and secure transactions with the experience, drive and confidence to lead independently.

Extensive regional contact base, including agents, landowners, and local authorities.

In-depth understanding of the planning system and local planning authorities.

Ability to assess and analyse the financial, legal and technical site constraints and challenge, where appropriate, to reach the most viable and competitive outcome.

Experience in conducting residual valuations, comparable sales valuations, and sensitivity analyses.

Strong problem-solving abilities, with a pragmatic approach to overcoming challenges.

High level of accuracy, attention to detail, and commercial awareness.

Excellent written communication and relationship-building skills.

A self-starter with the ability to work independently and drive projects forward from inception to completion
