Job Description

Lead Maintenance Person -



Job Purpose



To ensure the effective maintenance, safety, and appearance of four care homes to a high standard, all of which are located within walking distance of one another. Working alongside a second Lead Maintenance Person, a maintenance team, and external contractors, you will be responsible for the safe operation, repair, and upkeep of the buildings, grounds, and equipment in compliance with current legislation and organisational standards.
You will also participate in a shared

on-call rota

with the second Lead Maintenance Person emergency maintenance cover.

Key Responsibilities



General Maintenance



Undertake and supervise general maintenance, repairs, and decoration to both the interior and exterior of all four care homes to a high standard. Identify and report defects, hazards, or equipment faults promptly to the Home Manager, Property Manager, Area Manager or Director. Ensure compliance with the

Health and Safety at Work etc. Act 1974

Care Quality Commission (CQC)

requirements. Carry out weekly fire alarm tests, check emergency lighting, door retainers, and fire exits; maintain accurate records. Conduct regular safety checks including: Water temperature monitoring and flushing Window restrictor checks Heating and ventilation systems inspections To complete any quality assurance audits or checks as requested. Maintain lighting, replace defective bulbs/diffusers, and ensure all fixtures are clean and functional. Oversee and liaise with contracted gardeners to ensure the grounds remain safe, tidy, and pleasant for residents, visitors, and staff. Maintain stores, tools, and equipment safely and in good working order. Record and respond to staff maintenance requests using the Maintenance Book or digital reporting system. Support and supervise contractors ensuring all required risk assessments, method statements, and permits to work are in place. Monitor and manage energy use across the homes, ensuring heating and lighting are used efficiently and economically.

Communication and Teamwork



Work collaboratively with managers, fellow maintenance personnel, and contractors to ensure smooth maintenance operations across all homes. Communicate effectively with staff about maintenance work being undertaken and any necessary safety measures. Prioritise repairs that affect the safety and wellbeing of residents and staff. Maintain accurate maintenance logs, fire and water safety records, and ensure documentation is filed appropriately. Attend staff meetings, training sessions, and briefings as required. Notify the Home Manager, Property Manager, Area Manager or Director immediately of any serious defect, hazard, or safety incident.

Health, Safety and Compliance



Ensure full adherence to company Health and Safety, Fire Safety, COSHH, and Infection Prevention and Control policies. To adhere to all the company policies and procedures. Use and store all tools, equipment, paints, and chemicals safely in accordance with manufacturers' instructions and risk assessments. Always wear appropriate

Personal Protective Equipment (PPE)

and ensure others do the same. To follow Infection Prevention and Control policies and procedures at all times wearing PPE's as identified. Promote safe working practices throughout all maintenance activities. Ensure workshops and storage areas are kept clean, tidy, and secure at all times.
To promote safe working practices within the home responding to emergencies as required.

To promote and ensure the good reputation of the home and company.

To comply with the Code of Conduct, the CQC and Health and Social Care Act 2008(Regulated Activities) Regulations 2014(Part 3) Fundamental Standards, Organisational Policies and Procedures and all other relevant legislation, regulations and guidelines.

To follow our reporting processes and immediately report any accidents, near misses, or unsafe conditions.

Be aware of and follow safeguarding policies and procedures to protect residents and report any concerns immediately to management.

Training and Development



Attend all mandatory and refresher training relevant to the role (e.g., Fire Safety, COSHH, Health & Safety Awareness, Manual Handling). Participate positively in supervision and appraisal processes. Take responsibility for maintaining and developing your professional knowledge and skills.

General Duties



Promote and maintain the good reputation of the homes. Ensure confidentiality of residents, staff, and organisational information at all times. Support and cover colleagues during periods of annual leave or sickness. Remain available for out-of-hours advice or callouts as part of the shared

on-call rota

. Ensure security of all homes is maintained, including safe management of keys and alarm systems. Report immediately any illness, injury, or potential infection risk in line with company procedures. Perform any other reasonable duties as required to meet the needs of the organisation.

On-Call Commitment



Participate in a

shared on-call rota

with the second Lead Maintenance Person to provide emergency response and support outside of normal working hours. Be available to attend urgent callouts within reasonable distance and time.

Person Specification



Essential:



Proven experience in building or property maintenance (preferably within a care or health environment). Knowledge of UK Health & Safety, Fire Safety, and Environmental standards. Ability to prioritise and manage workload across multiple sites. Practical skills in basic plumbing, electrical work, carpentry, and decorating. A team player, friendly, reliable, and flexible approach.

Desirable:



Recognised maintenance or trade qualification (e.g., City & Guilds). Experience working within CQC-regulated settings. First Aid or Fire Warden training.
