Beach Baker is delighted to be working with a prestigious property consultancy to recruit a talented Surveyor to join their high-performing Lease Consultancy team. The Role
Based in the Bristol office, you'll deliver expert advice on rent reviews, lease renewals, and related lease consultancy matters across office, retail, and industrial assets in the West Country and South Wales-with opportunities to support national projects. You'll also provide strategic input on break clauses, lease restructuring, dilapidations, and other leasehold matters.
With a strong and growing pipeline of work, we're seeking a Surveyor, Senior Surveyor, or Associate who is ready to make an impact and bring fresh ideas to the team.
Key Responsibilities

• Lead commercial rent review and lease renewal negotiations.
• Advise on the Landlord and Tenant Act 1954 and third-party procedures.
• Draft approval reports and provide strategic consultancy on leasehold matters.
• Build and maintain strong client relationships, contributing to fee growth.

What We're Looking For

• RICS-qualified Surveyor with some lease advisory experience.
• Strong communicator with a client-focused mindset.
• Proactive, self-motivated, and commercially astute.
• Skilled in Excel and confident in report writing.
