Overview:
We are seeking a dynamic and motivated lettings portfolio manager to join our team. The ideal candidate will have a passion for property and excellent interpersonal skills to assist landlords and tenant in the letting and ongoing management of their properties
Duties:
Manage a portfolio of 100+ rental properties in line with ARLA guidelines
Liaise with landlords, tenants and contractors on a daily basis to update and advise on any arising issues (using email, phone and WhatsApp)
Ensure maintenance issues are logged and processed
Process new tenancy applications, including referencing and right to rent ID checks
Process inspection reports and any actions arising from these
Monitor and action compliance checks ie gas safety and electrical checks
Processing inventory and check out reports
Listing new properties for rent
Logging all aspects of day to day tenancy processes on Street database
Lodging bonds and producing bond claim reports to the appropriate bond scheme
Following up on rent demands and liaising with challenging/difficult tenancies, drawing up payment plans and advising landlords on how to progress, etc.
Processing Section 13 and Section 21 documents
Attendance at court where required
Skills:
Effective communication Problem solving Effectively plan and prioritise workload
The ability to relate to a wide range of people including vulnerable tenants
Dealing with difficult clients
Experience of completing risk assessments and health and safety
IT Skills
