We are looking for a proactive and experienced Lettings Manager to join our team and oversee our property rental operations. The successful candidate will be responsible for managing tenant relationships, ensuring properties are let efficiently, and maintaining high standards of property presentation and compliance. You will work closely with internal teams and external agents to maximize rental income, minimize void periods, and uphold our commitment to delivering exceptional service to our tenants. This role is key to supporting the ongoing success of our growing portfolio across the Southwest.
Key Responsibilities:
Manage the end-to-end lettings process including marketing, tenant referencing, negotiation, and move-in procedures.
Maintain strong relationships with tenants, addressing enquiries, complaints, and maintenance issues promptly.
Coordinate with property management and maintenance teams to ensure properties meet regulatory standards and are kept in excellent condition.
Monitor rent collection and liaise with finance teams to manage arrears and payment plans where necessary.
Develop and maintain relationships with external letting agents and contractors.
Ensure compliance with all relevant legislation and company policies, including health and safety, tenancy agreements, and deposit protection.
Prepare reports on occupancy rates, rental income, and tenant feedback for senior management.
Identify methods opportunities to improve the lettings process and tenant satisfaction.
Skills & Qualifications:
Proven experience in lettings management or residential property management, preferably within property development or investment sectors.
Strong knowledge of UK lettings law, tenancy agreements, and property compliance regulations.
Excellent communication and interpersonal skills, with a customer-focused mindset.
Strong organisational and time management abilities, able to handle multiple properties and priorities simultaneously.
Proficient in property management software and Microsoft Office.
Problem-solving attitude with the ability to work independently and as part of a team.
Ability to work flexibly and respond to urgent tenant or property matters as needed.
Job Type: Full-time
Pay: 35,000.00-45,000.00 per year
