We are seeking a Lettings Property Manager to join a highly reputable company in the Southend area to manage a portfolio of residential properties on behalf of landlords. The role will involve ensuring that all properties are managed efficiently, effectively, and in accordance with relevant regulations. The ideal candidate will have 5 years\' experience in property management, excellent communication and organisational skills, and a strong knowledge of the rental market.

Key Responsibilities:

Portfolio Management:
\xc2\xb7Manage a portfolio of residential properties, ensuring efficient and effective property management.
\xc2\xb7Address queries and issues promptly and professionally, maintaining strong communication with landlords and tenants.

Property Maintenance:
\xc2\xb7Conduct regular property inspections to ensure compliance with regulations and proper maintenance.
\xc2\xb7Coordinate repairs and maintenance, ensuring high-quality work within agreed budgets and timelines.
\xc2\xb7Ensure compliance with relevant regulations, such as gas, electrical safety & EPC.
\xc2\xb7Addressing tenant complaints, completing repairs where necessary and agreed.

Tenancy Management:
\xc2\xb7Manage tenancy renewals and terminations, including necessary paperwork and communication with landlords and tenants.
\xc2\xb7Oversee the rental collection process, ensuring timely payments and effective arrears management.
\xc2\xb7Address rent queries and handle deposit protection and refund processes.

Financial Management:
\xc2\xb7Maintain accurate accounting and financial records for the property.
\xc2\xb7Raise invoices for monies due and handle rent collection and arrears management.
\xc2\xb7Manage property finances, including tax and levy payments.

Compliance and Documentation
\xc2\xb7Stay up to date with legislation and industry trends, ensuring compliance and proper documentation.
\xc2\xb7Provide regular reports on portfolio performance, including rental income, expenses, arrears, and maintenance costs.

Tenant and Landlord Relationships:
\xc2\xb7Build strong relationships with landlords and tenants, ensuring high customer satisfaction and retention.

Staff Supervision (if applicable):
\xc2\xb7Hire and supervise any staff employed on the property.

Administrative Tasks:
\xc2\xb7Handle general administrative duties related to property management.

New Tenancies:
\xc2\xb7Manage new tenancies, including paperwork, screenings, and move-ins.

Evictions and Occupancy Rules:
\xc2\xb7Manage eviction processes and enforce occupancy rules when necessary.

Property Status Reports:
\xc2\xb7Prepare regular reports on property status for relevant stakeholders.

Contract Renewals and Rent Increase Negotiations:
\xc2\xb7Coordinate contract renewals and negotiate rent increases when applicable.

Key Requirements:

\xc2\xb7Previous experience in property management, preferably in the residential rental market.
\xc2\xb7Excellent communication and organizational skills, with the ability to manage a large portfolio of properties and liaise effectively with landlords and tenants.
\xc2\xb7Strong knowledge of relevant legislation and regulations, including gas safety and electrical safety regulations, and the ability to ensure compliance.
\xc2\xb7Ability to manage repairs and maintenance effectively, including coordinating with contractors and ensuring that work is completed to a high standard.
\xc2\xb7Strong analytical skills, with the ability to analyse financial and performance data and provide insights to senior management.
\xc2\xb7Proficient in the use of relevant technology and software, including property management software and Microsoft Office.
\xc2\xb7Ability to work effectively within a team and independently
\xc2\xb7Proactive problem-solving skills
\xc2\xb7Full UK driving license.
Salary on offer
\xc2\xa324,000 \xe2\x80\x93 \xc2\xa328,000 depending on experience

Hours:

5 day week \xe2\x80\x93 day off in the week for working the Saturday

Monday to Friday
8.30am \xe2\x80\x93 6.00pm
Saturday
9.00am \xe2\x80\x93 5.00pm
