The purpose of the Maintenance and Compliance Operative role is to provide a reliable and efficient maintenance service for the Trust's buildings and it's residents. In addition, to carry out scheduled and ad hoc compliance checks to ensure the Trust achieves the regulatory and industry standard. The Maintenance and Compliance Operative works across all sites as and when required.


15.19 per hour basic (plus enhancements where applicable), working 40 hours per week over 5 shifts including alternate weekends.


Key Outcomes/Results

:


Responsible for the completion of minor, general maintenance tasks as allocated, in relation to plumbing, electrical and carpentry. Responsible for maintaining and securing a safe estates environment by inspecting, reporting and recording any maintenance concerns including health & safety. Provides a maintenance service for residents, colleagues and visitors, by either resolving their issue or directing them to the correct person, when necessary. Ensures regular, scheduled and ad hoc compliance checks are completed in relation to maintaining buildings, health and safety, working with external services when required. Ensures accurate and appropriate records are managed for maintenance compliance activities including recording actions, evidence, compliance audits and creating registers. Collaborates with the Health and Safey team when required and to escalate risks. Responds to site emergencies and coordinates the appropriate actions, which may require working flexibly. Manages maintenance equipment, stock and re-orders supplies when needed. Provides out of hours emergency cover as outlined in the agreed rota.

Skills and Qualifications:



Essential:


Working experience, knowledge and understanding of building and compliance services and requirements. Professional experience of plumbing, carpentry and/or electrical maintenance. Basic health and safety, first aid, fire procedures and manual handling knowledge Clean, current driving license. Awareness of older people's needs and some understanding of dementia.
Desirable:


Apprenticeship or City and Guilds qualification - Electrical or Plumbing (or equivalent). Apprenticeship or City and Guilds qualification - Legionella (or equivalent). Decorating experience. Working with older people, preferably in a care home environment. Working across multiple sites with large buildings. Practical knowledge of emergency call and door entry systems Practical Knowledge of Legionella control and/or Fire control systems. Practical knowledge of plumbing/ heating systems and controls Practical knowledge of the Electricity at Work Act and the 17th/18th edition of the I.E.E. regulations
