To be responsible for maintaining the building and grounds in line with health and safety requirements and to ensure all relevant documentation is up to date. This will include ability to assess repairs in accordance with established guidelines as to whether repairs are within post-holders capability or referred externally to contractor via the Manager.
To be responsible for ensuring the safe and efficient operation of mechanical, electrical, heating and water services on the premises, and ensure that safe levels of lighting, heating and ventilation are maintained within post-holders capability or referred externally to contractor via the Ancillary Manager. To ensure all records and documentation relating to these is complete.
To be responsible for internal painting/decorating programme when required touch up of new decoration to be done monthly.
To liaise with other individuals/contractors regarding premises maintenance as required in agreement with Manager.
Carry out minor repairs as and when needed, as per log book.
To ensure security of premises at all times.
To ensure electrical equipment is maintained appropriately, i.e. PAT testing to be done annually.
To maintain and check mechanical equipment within the Home and liaise with external contractors if needed in agreement with Manager.
To undertake daily, weekly and monthly checks specified for fire safety precaution.
To undertake monthly, 6 monthly and annual checks specific for Legionella Risk Prevention.
To undertake monthly water temperature checks and record appropriately.
To ensure risk assessments are completed by contractors when on site.
To liaise with relevant electrical contractors regarding annual electrical safety checks.
Ensure relevant training is undertaken; Infection control, Fire, Health and Safety etc.
To routinely do fire drills.
Ensure all general safety measures are followed at all times.
To ensure the home is following all Health and Safety guidelines.
Ensure grounds and buildings are safe and secure, free from litter and hazards.
To maintain excellent record keeping.
To inform Manager of any outstanding tasks or anything that may put the home at risk.
Such other duties, within the competence of the post-holder, which may be required reasonably from time to time.
