Reports to - Home Manager
*All staff report to their supervisor to the Home Manager
To manage the maintenance and upkeep of the site in accordance with current best practise, agreed standards, legislative requirements, relevant regulations under the direction of the Home Manager.
NB no tasks may be undertaken if they are outside the documented competency of the post holder.
DUTIES AND RESPONSIBILITY
HOW WE WILL KNOW THESE ARE CARRIED OUT
To conduct routine checks (see attached checklist) at different periods.
? Safety and efficiently are assured and any faults addressed urgently.
To refurbish and redecorate areas of the Home as requested. This will not involve major refurbishments or repositioning works.
? All area of the Home are presented smartly and attractively to current and prospective residents and visitiors.
To ensure that the security features of the Home are maintained, including perimeter fencing, lighting CCTV and other features where fitted.
? Assets and people are kept safe and secure at all times.
To supervise all contractors entering and working on site. To authorise the completions of contractors' work and file all day work sheets
? Contractors' work is completed safely, efficiently and correctly and all documentation is retained securely
To ensure that all garden furniture is regularly inspected visually for safety, stored securely and if unsafe, withdrawn from use until repaired.
? Furniture is available for safe use for occasions when needed.
To carry out regular visual inspection of all plant, fixtures and fittings, reporting any concerns to the Home Manager for repair as necessary.
? Standards are maintained by the early identification and remedy of faults
To become and remain familiar with all building and utility services in the home, reporting faults when identified
? High Availability of services for the operation of the home and urgent remedial attention is given to faults or failures.
To maintain accurate and accessible documentation and logs for all activities.
? Audit trail available for quality assurance purposes and in case of any claims
To operate heating plant in accordance with instructions
? Home environment is always at the required temperature
To undertake duties in accordance with the Home's fire plan and document duties carried out
? Home Complies with fire regulations and the fire plan can be carried out effectively
To Undertake duties in accordance with water safety plan, and document duties carried out, Including Legionella testing in unused rooms
? Home complies with water/ Legionella regulations .
To maintain work and storage areas in a neat, tidy, safe and secure manner.
? Work can be carried out efficiently and safely.
To maintain an inventory of company tools and equipment.
? Company tools are safe and secure
To procure within the Home Manager's approval, all goods, material and spares required for duties.
? Work can be carried out efficiently and without delay
To drive company vehicle for staff, residents , supplies collections and other authorised journeys. To maintain these vehicles based at the home, ensuring they are roadworthy and clean. Ensure that they are taxed, MoT'd and that documentation is available. For minibuses, ensure that lifts and wheelchair clamps are serviced as required
? Required service is provided to residents and staff.
? Vehicles' have high availability, no accidents caused by poor maintenance, no fines or prosecutions for non compliance with legislation
To receive deliveries of goods and ensure that they are moved safely and promptly to the correct storage area
? Goods for staff are available when and where needed, the Home is kept safe and presentable.
To accompany visitors including contractors, Fire officers, H+S advisers etc
? Visitors can work safely and efficiently
As requested by a supervisor or manager, undertake any other reasonable task which is within your competence.

Internal
Basic Wheelchair or equipment repairs
Adjust door hinges
Secure fire extinguishers
Re-hang or hang pictures, clocks and mirrors
Re-hang curtains
Replace tiles in kitchen, bathrooms, WC and sluices
Re-fix or fix grab rails in bathrooms and WCs
Replace or change door lock assemblies
Basic repairs to furniture, beds, cupboards and drawers
Poly filling of cracks in walls and ceiling
Repainting when necessary
Easing and re-hanging doors
Altering and refitting carpets
Install additional shelving/cupboards
Replace thermostatic radiator valves
Rebalance radiators on heating system
Replace air emittance valves
Adjust, repair or replace hand taps.
Reset mixing/blending valves
Repair minor leaks on plumbing or heating
De scale and clean kitchen tea boilers
Remove and refit kitchen extract filters
Clean out laundry Flues
Check and replace light bulbs as necessary.
External
Unblock soil or storm drains and guttering
Adjust door hinges
Re fix and secure paving slabs and brickwork
Tidy up all external areas from debris and rubbish
Clear snow and grit/salt all pathways
Easing and re hanging of doors
Job Type: Full-time
Pay: 13.00 per hour
Expected hours: 35 per week
