Role Summary



Lead routine maintenance inspections and quality/compliance checks across multiple residential properties and refurbishments. Provide clear photo/video evidence, practical repair recommendations, and coordinate contractors to keep homes safe, compliant, and well-presented.

Key Responsibilities



o? ?Weekly Site Monitoring: Visit active and occupied properties weekly (or as scheduled) to verify workmanship, progress, and compliance with regulations and company standards.

o? ?Identify & Solve Issues: Proactively identify maintenance issues (damp, leaks, electrics, heating, fire safety, finishes), recommend the most effective repair solutions, and monitor repair timelines and budgets to completion.

o? ?Evidence & Reporting: Capture videos and photos on every visit; produce concise inspection/progress reports with snags, risks, and next actions; upload to Arthur/Monday with clear file naming.

o? ?Quality & Compliance: Check installations (boilers, electrics, insulation, fire doors, glazing) meet regs/spec; ensure certificates are requested and recorded (EICR, Gas Safe, FENSA, EPC, etc.).

o? ?Contractor Coordination: Brief maintenance teams/subcontractors, align on timelines/standards, resolve issues, escalate blockers early, verify variations before approval.

o? ?Stakeholder Communication: Communicate professionally with landlords/clients, tenants, council/building control officers, and internal teams. Provide clear, honest updates and set expectations.

o? ?Health & Safety: Maintain safe visits/sites; ensure RAMS where required; monitor PPE; record near-misses/incidents; stop unsafe work.

o? ?Inspections & Handover: Lead pre-handover checks, manage snagging to completion, and confirm documents are filed for inventories and compliance.

o? ?Cost & Schedule Control: Track progress versus budget/programme; highlight risks early; support value-for-money decisions without compromising quality.

o? ?Emergency Support (On-Call Rota): Participate in an out-of-hours on-call rota for emergencies; triage issues, dispatch contractors within agreed service levels (immediate/4h/24h), authorise works up to pre-approved limits, and provide follow-up reports next business day.

Must-Have Requirements



o? ?Experience: Minimum 5 years in residential maintenance/inspections or site supervision, ideally across multiple properties.

o? ?Driving: Own car with a clean UK driving licence (field-based across Merseyside).

o? ?Communication: Confident with landlords, tenants, council/building control, and contractors; clear written reporting.

o? ?Systems: Comfortable with photo/video capture, WhatsApp/email, and updating Arthur/Monday (or similar) after each visit.

Qualifications (Required)



o? ?CSCS card (Supervisor/Manager level preferred).

o? ?SMSTS or SSSTS minimum.

o? ?First Aid at Work (or commitment to obtain within 3 months).

o? ?Asbestos Awareness (UKATA) and Fire Safety Awareness.

Nice-to-Have



o? ?NVQ Level 6 (Construction Site Management) or equivalent.

o? ?Experience with Building Control sign-offs and HMO licensing compliance.

o? ?Working knowledge of EICR/Gas Safe, FENSA, EPC processes.

o? ?Basic plan reading and quantity take-offs.
