The successful individual will be responsible for all aspects of the building's maintenance, which will include managing service requests, ensuring works are completed within the agreed SLAs, overseeing any external contractors and helping the Property Manager with any ongoing tenancy-related matters including, health & safety and customer retention.

Responsibilities
Operational Leadership :
Lead, motivate and manage an on-site maintenance team (engineers, technicians, contractors).
Ensure reactive and planned preventative maintenance (PPM) is delivered on time and within budget.
Develop a culture of safety, service excellence, and accountability.
Resident Experience
Act as the go-to for escalated maintenance issues, ensuring fast, professional resolution.
Collaborate with the on-site operations and resident services teams to minimize disruption.
Champion a "first fix" approach and maintain consistently high resident satisfaction scores.
Compliance & Safety
Ensure full compliance with UK health & safety legislation, building regulations, and landlord obligations. - Maintain accurate records of statutory testing (fire, water hygiene, electrical, lifts, etc.). - Oversee risk assessments, method statements, and permit-to-work systems.
Asset & Budget Management
Monitor plant, M&E systems, and infrastructure to ensure long-term asset protection. - Manage maintenance budgets, procurement, and contractor relationships. - Recommend lifecycle improvements and contribute to capex planning.
Sustainability & Innovation
Support energy efficiency initiatives and sustainability goals across the estate. - Embrace technology and smart-building solutions to optimize performance and reduce costs.
Qualifications / What We're Looking for
Proven experience as a Maintenance Manager (ideally within BTR, PBSA, hospitality, or residential property).
Strong knowledge of M&E systems, building fabric, and statutory compliance.
IOSH/NEBOSH qualification (or working towards).
Excellent leadership and communication skills - able to engage both residents and contractors.
Commercially astute with strong budgeting and supplier management experience.
Customer-first mindset with a track record of driving service excellence.
