The Role
As a
Maintenance Multi-Trader
at Stef & Philips, you will play a pivotal role in the delivery of high-quality repairs and maintenance services across our growing property portfolio in West London. This is a hands-on, mobile position that requires a versatile tradesperson who can confidently tackle a range of tasks while working in a fast-paced, mission-driven environment.
You will be responsible for carrying out both reactive and planned preventative maintenance to ensure that all our properties remain safe, functional, and compliant with health and safety regulations. This includes everything from urgent call-outs (such as leaks or electrical issues) to routine repairs (like fixture replacements, minor carpentry, and basic plumbing).
You'll work closely with the
Maintenance Team Leader
and a central scheduling team who will assign daily jobs through a PDA (Personal Digital Assistant) system. Your day might involve visiting multiple properties -- often housing vulnerable tenants -- where professionalism, empathy, and attention to detail are key.
In addition to technical skills, this role demands excellent communication and time management, as you will need to provide real-time updates, manage your own workload, and ensure each job is completed to the highest standards. You'll also be expected to maintain stock levels in your vehicle, follow safety procedures, and escalate any complex issues for further support.

Main Duties & Responsibilities
As a
Maintenance Multi-Trader
, you will be responsible for delivering a responsive and proactive repairs service that upholds the safety, security, and comfort of our residents. This is a varied and rewarding role with duties that include, but are not limited to:
Reactive & Planned Maintenance
Respond to day-to-day repair requests from tenants and the central maintenance team, ensuring work is completed efficiently and to a high standard.
Undertake multi-trade repairs across disciplines such as plumbing (e.g. tap and toilet repairs), carpentry (e.g. door adjustments, locks, fittings), plastering, tiling, basic electrics, and decorating.
Complete routine property inspections and preventative maintenance tasks (e.g. checking fire doors, sealing bathrooms, testing appliances) to reduce future repair needs.
Reporting & Documentation
Use a PDA or digital system to receive jobs, log progress, complete reports, and upload photo/video evidence for all tasks.
Maintain accurate records of parts used, hours worked, issues encountered, and outcomes achieved.
Escalate complex issues, safeguarding concerns, or delays to the Maintenance Team Leader and relevant teams.
Tools, Equipment & Vehicle Management
Ensure your vehicle is well-stocked with essential parts and tools to reduce delays and repeat visits.
Carry out regular checks to ensure all tools and equipment are safe, functional, and in line with Health & Safety standards.
Record vehicle mileage, usage, and any maintenance needs.
Resident Engagement & Customer Service
Communicate professionally and respectfully with tenants, especially those who may be vulnerable or have additional support needs.
Listen to tenant concerns, offer practical solutions where appropriate, and manage expectations with empathy and clarity.
Represent Stef & Philips in a courteous, helpful, and positive manner at all times, upholding our commitment to resident wellbeing.
Health, Safety & Compliance
Follow all health and safety guidelines, including use of PPE, safe working at height, COSHH regulations, and lone working protocols.
Report hazards, risks, and near misses immediately through the appropriate channels.
Ensure works comply with housing and building regulations, particularly in HMO (House in Multiple Occupation) settings.
Teamwork & Flexibility
Collaborate with other trades and departments (e.g. tenancy sustainment, housing officers, cleaning teams) to ensure a joined-up approach to property management.
Support colleagues with complex repairs or urgent jobs where needed, including covering emergency works when required.
Be available for occasional out-of-hours support, weekend work, or rota-based responsibilities during high-demand periods.
Stock, Procurement & Cost Control
Monitor usage of parts and materials, helping the Maintenance team to manage stock levels and reduce waste.
Provide feedback on frequently used or high-failure items to help inform procurement decisions and improve repair outcomes.
Skills, Experience & Knowledge
To succeed in this role, you'll need to bring a blend of hands-on trade skills, excellent interpersonal abilities, and a strong understanding of working within occupied properties--particularly those housing vulnerable or high-needs residents. The ideal candidate will demonstrate the following:
Technical Trade Skills
Proven multi-trade experience across a range of areas including plumbing, carpentry, basic electrics, plastering, decorating, tiling, and general property repairs.
Ability to diagnose faults and implement effective first-time fixes to reduce repeat visits.
Competence in carrying out reactive and planned maintenance within residential settings, particularly in HMOs, temporary accommodation, or supported housing schemes.
Knowledge of and ability to work safely with domestic systems (e.g. heating, sanitation, lighting, drainage).
Housing Sector Knowledge
Familiarity with working in occupied homes, including sensitivity to the needs of vulnerable tenants such as families, care leavers, asylum seekers, and people experiencing homelessness or mental health challenges.
Understanding of landlord responsibilities under the Homes (Fitness for Human Habitation) Act, Housing Health & Safety Rating System (HHSRS), and local authority regulations for HMOs.
Appreciation for the importance of safeguarding, confidentiality, and respectful engagement with tenants.
Experience working within or alongside local authorities, housing associations, or registered providers is highly desirable.

Capable of accurate record-keeping and understanding the importance of documentation in compliance and audit processes.
Licences & Compliance
Full, clean UK driving licence (essential - company van provided).
Willingness to undergo and pass an enhanced DBS (Disclosure and Barring Service) or Police check.
Knowledge of health and safety regulations relevant to maintenance and building works, including manual handling, lone working, and COSHH.
Ability to comply with PPE and safe working practices in line with H&S legislation.
