Job Description

Job Purpose:



The Maintenance Officer will be responsible for ensuring that all 14 care units within the company are maintained to a high standard of safety, functionality, and appearance. This role covers day-to-day maintenance, safety compliance checks, minor repairs, and coordination of larger maintenance works to ensure a safe, comfortable, and compliant environment for residents and staff.

The ideal candidate will have practical experience in general maintenance, with relevant skills in electrical testing, plumbing, fire safety, and general building repair.

Key Responsibilities:



General Maintenance and Repairs



Carry out regular inspections across all units to identify and address maintenance issues promptly. Undertake general repairs including joinery, painting, decorating, basic plumbing, and electrical works. Repair and maintain doors, locks, windows, furniture, fixtures, and fittings. Ensure external areas such as gardens, pathways, and parking areas are safe and well maintained. Liaise with management regarding any major repairs or refurbishment needs.

Electrical Equipment Testing



Carry out

routine electrical equipment testing (PAT testing)

in accordance with legal and safety requirements. Maintain up-to-date records of all testing and ensure equipment that fails testing is repaired or replaced. Preferably hold a

Portable Appliance Testing (PAT) certificate

or equivalent qualification. Ensure lighting, sockets, and electrical systems are functioning safely and report faults that require specialist repair.

Plumbing and Water Systems



Carry out minor plumbing repairs including fixing leaks, unblocking sinks, and replacing washers or taps. Support compliance with water safety (including Legionella prevention) by assisting with temperature checks and flushing procedures as required. Report major plumbing issues to management and coordinate external contractors where necessary.

Fire Safety and Security



Carry out

weekly fire alarm checks

, emergency lighting tests, and routine inspection of firefighting equipment. Maintain accurate fire safety records and report any faults immediately. Ensure fire exits, escape routes, and signage are always clear and compliant. Assist in regular building safety audits and support staff with emergency procedures. Monitor building security systems (locks, alarms, entry points) and respond to issues promptly.

Health & Safety and Compliance



Ensure all maintenance activities comply with Health & Safety regulations and company policies. Maintain accurate records of maintenance, safety checks, and repairs for auditing and compliance purposes. Support management during CQC inspections and health & safety audits. Report and respond to hazards or safety concerns immediately.

Contractor and Equipment Management



Liaise with external contractors for specialist repairs or servicing (e.g. boilers, lifts, fire systems). Supervise contractors on site to ensure work is completed safely and to a high standard. Maintain an inventory of tools, equipment, and maintenance supplies, ensuring they are stored safely.

Additional Duties



Assist in setting up rooms, equipment, or furniture for new residents or events. Ensure vehicles (if applicable) used for maintenance are kept in good condition. Respond to urgent maintenance requests promptly to minimise disruption to residents. Support sustainability efforts by promoting energy efficiency and recycling within the homes.

Skills and Experience Required:



Proven experience in general building maintenance, preferably within a care or residential environment. Knowledge of electrical, plumbing, and building systems.

PAT Testing qualification (preferred)

or willingness to undertake training. Understanding of fire safety and health & safety regulations. Ability to manage workload across multiple locations. Strong problem-solving and time management skills. Good communication and interpersonal skills. Full UK driving licence (essential).

Qualifications (Desirable but not essential):



City & Guilds or NVQ in a trade (e.g. electrical, plumbing, or building maintenance). PAT Testing certification. Fire safety awareness or related qualification. Health & Safety (Level 2 or higher).
