Job Overview

We are looking for a reliable, skilled, and proactive

Maintenance Operative

to support our properties across

West London

.
You will carry out day-to-day repairs, routine maintenance, health & safety checks, and ensure homes are safe, presentable, and compliant.

This role is essential to supporting vulnerable tenants and ensuring our accommodation meets all required housing standards.

Key Responsibilities

? Carry out general repairs, maintenance, and basic refurbishment tasks
? Respond to reactive maintenance requests across multiple properties
? Complete planned maintenance such as fire alarm testing, emergency lighting checks, legionella flush tests, etc.
? Ensure all properties are safe, clean, and compliant
? Diagnose maintenance issues and either repair or escalate to external contractors
? Record all maintenance tasks using our reporting system
? Work closely with Housing Support Officers and the compliance team
? Maintain tools, equipment, and company vehicle where applicable
? Carry out small repairs: carpentry, painting, plumbing, locks, doors, fixtures
? Ensure void properties are prepared and ready for new tenants
? Follow health & safety procedures at all times

Requirements

Essential

Experience in general property maintenance Ability to complete basic carpentry, painting, plumbing, and repairs Knowledge of health & safety in residential properties Full UK driving licence Have his own Transport Ability to work independently and manage workload Excellent communication and problem-solving skills Reliable, professional, and solution-focused attitude Clean DBS

Desirable

Experience in supported accommodation, social housing, or property management Experience with compliance checks (fire safety, legionella, emergency lighting) Own tools (or willingness to use company-provided tools)
