The predominant function of the Maintenance Person is the upkeep and maintenance of the Care Home's Site, Buildings, Mechanical and Electrical systems, specialist equipment and all of its general contents alongside the Maintenance Manager. The Maintenance Person shall have first-level responsibility to the Maintenance Manager in charge of the Care Home, particularly in ensuring the smooth operation and serviceability of all heating, lighting, plumbing and all services and non-medical equipment required for the safe and efficient operation of the Care Home. The Maintenance Person shall liaise with the maintenance manager for short and longer-term tasks such as refurbishment, non-day-to-day servicing, redecoration etc. The Maintenance Person's duties can be split into three areas:

General responsibilities

Preventative Maintenance Duties

Miscellaneous Duties ? repairs, breakdowns etc.

. Various audits to be carried out in-house (to be shown on induction)

Principal Accountabilities and Activities



To familiarise him/her with the operation of the following services:

Boiler plant

Electrical Distribution

Heating System

Plumbing System

Drainage

Kitchen Equipment

Laundry Equipment

Fire Alarm System

Nurse Call System

Familiarization should result in enabling the Maintenance Person to carry out basic fault finding and problem-solving upon all the above equipment or systems.

The regular inspection of the premises with particular regard to the safe and efficient operation of all heating, lighting, plumbing, gas supplies, security, specialist equipment etc. The daily documentation of all preventative maintenance, breakdowns, repairs and alterations carried out, within the Maintenance Log, detailing times spent on each job, materials used, costs etc.

Preventative Maintenance Duties



The following list of Preventive Maintenance Duties is not exhaustive and may be subject to site-specific requirements. Reference to all preventative maintenance duties shall be detailed within the Maintenance Log Book.

Daily Duties:



i. General inspection of premises with particular reference to:

? Boiler plant

? Lighting

? Plumbing

? Kitchens

? Laundry

? Equipment

- Security

ii. General interrogation of boiler plant energy management panel.

iii. Maintain water softener where applicable.

iv. Document all daily duties within Maintenance Log Book.

NB

. A Maintenance Log should be kept in each Clinical/ Nursing Officer, or designated area, for all daily items in that specific area of charge. A General Log Book should be kept in the maintenance workshop for worksheets, certificates etc.

Weekly Duties:



i. Test fire alarm system within each zone including the correct working of all internal corridor door closers and any external door openers. Log all results within the Fire Alarm Register and Log Book.

ii. Test and record the operation of emergency lighting within each area.

iii. Sweep all paths, and paved areas and clean out bin area.

Annual Duties:



i. Assist in the preparation of snagging lists for annual inspection by

Specification, selection and collection of materials, spares and equipment required for the day-to-day maintenance of the Care Home from the approved suppliers.

Liaison with the Maintenance Manager over the monthly maintenance budget, especially about the clearance of suppliers' invoices for materials and work carried out, all before passing the invoices on for payment.

Close liaison with the Maintenance Manager concerning the completion of tasks and notification of any maintenance problems that may affect the health and safety of residents or staff.

Consultation with the Maintenance Manager, upon any major faults which are likely to incur significant expenditure or necessitate the services of a specialist contractor.

Compilation and upkeep of inventories for all equipment in the home, in accordance with Company policy.

To assist and handle all large or heavy supplies delivered to the Care Home.

At all times maintain good relations with residents, staff and visitors by exercising consideration, courtesy and presenting a clean and tidy appearance.

The Maintenance Person should agree with local arrangements with the Maintenance Manager for call-outs and out-of-hours working, as requirements vary.

The Maintenance Person shall possess their own transport and a clean driving licence. Expenses for business mileage will be paid at the current rate. Expenses are to be submitted monthly to the Home Manager.

ii. Supervise nominated contractors to chlorinate all water storage tanks in accordance with the relevant code of practice. Ensure Certificate is received.

iii. Clean out all site guttering of leaves and debris ? in late autumn.

iv. The following equipment will be serviced on an annual basis by approved specialist contractors ? this will be arranged by The Maintenance Manager.

? Boiler plant

? Assisted Bath Aids

? Fire Extinguishers

N.B.

Upon completion of annual service contracts, the Maintenance Person will ensure the contractor provides proof of the service in the form of either a certificate, service report or day worksheet detailing all work undertaken. These reports shall be filed in the Maintenance Log.

Redecoration



Redecoration of corridors and lounges in each Home will be carried out by contractors on an 18-month ? two-yearly basis. All other decoration will be the responsibility of the maintenance person, bedrooms should be redecorated at the rate of 8 rooms per month. Assistance with decoration duties will be given by the gardener, who was appointed, during the winter months.

Qualifications, Training and Experience



Tradesman Technician Experience in similar fields beneficial Electrical bias beneficial

Environment



All staff should bear in mind the overall objectives of the Home, namely that Residents will be encouraged to maintain independence and choice in a homely environment, which promotes excellent customer relationships.

- Applicants should be able to reliably commute or be willing to relocate at their own expense to Seabrooke Manor Care Home, Lavender Place, Ilford, London, IG1 2BJ

- Applicants should have a valid work permit to work in the UK.
